It’s a 15-20 minute walk from Kyoto station in a pretty dark alley. The place was very clean when we arrived. There nobody at the counter and we checked in late around 8pm. The staff were kind enough to email us the pass code to our rooms and allow us to check in pass the usual operating hours. We were in Kyoto for 4 nights. The location is convenient and it was clean when we checked in however the room wasn’t cleaned on a daily basis, probably only cleaned once before check in. It’s not ok if you’re someone who expects the room to be cleaned everyday or every couple of days, otherwise it’s fine The reception is located around 20-30 min walking distance from the inn(near Kyoto station). we wanted to leave our luggage at the reception for awhile after we check out, so we had to travel down to the reception with our luggage after checking out. We had our luggage transferred from Narita airport to the the inn. We had to email the staff for assistance as the reception is not located at inn. We overall had a good experience but do take note of the cons if your schedule/requirements are not as flexible. Staff replied to my emails very quickly and were very friendly and flexible.

Comfortable place for a family stay. Room was spacious for Japanese standards. Facilities modern and functional. Fairly close to station and sightseeing landmarks. Quite and clean. It would benefit to have the staff to speak better English though.

Pros: 1.Big space for big families (I and my wife with 3 kids). 2.2 toilets and one big enough bathroom. 3.clean 4. My kids love to sleep on tatami. cons: 1.location is a bit far if you got kids and carry big luggage with you. 2.you have to make sure check email before go there because the receiption counter is not in the hotel. obviously i am the one who did not check my email. 3.they will ask you clear dustbin when is full. but they didnot provide me any plastic bag for replacing. overall, it is a nice place to stay if you dont mind to have a walk from train station.

We had a great stay! The location is good, walking distance to Yasaka Shrine, Maruyama Park and Gion district. Lots of convenience store and restaurants nearby and there is also a 24 hr supermarket. It is near the bus stop where lots of Kyoto buses pass by. The place itself was clean and huge compared to other hotels. There is a separate kitchen and bathroom area with a tub. The bedroom is huge and we could unfold our luggage and still have enough space to walk around. They have provided a clothes drying rack and washing machine with detergent. There is drip coffee provided and some tea. Highly recommended if you want to stay in Gion district and walk around the Higashiyama area in Kyoto! There are lots to do around and a lot of temples within walking distance.

I was in this Kyoto hotel with my wife during our trip to Japan. The hotel is about 800/900 meters from JR Nijo station, in turn about 4 km from the central Kyoto station. The rooms are very spacious, almost mini-apartments and more discreetly equipped in general, but after booking (not refundable) the bitter surprise: The room is not cleaned every day even though it is a hotel! Our accommodation seemed to be clean, unless then we found the hair of the previous guests on the moquette; it is prohibited to use the shoes, so a moquette not quite clean is not the best of life. The kitchen stoves were screwed: we had two furniture, no cushion and one knife (of the slaughterhouses, among others), to report the presence of a TV in the cabin/douche with bath. The hotel is a good hotel for the hotel, which is close to the Kyoto station, which offers free luggage storage service, as the hotel is a good hotel for the hotel. The hotel is very comfortable and it is very good to get you back to the hotel. Remember that Kyoto is large and extremely dispersed, so it is difficult to find a hotel near all attractions.

The family room we stayed in was light, airy and spotless. I liked that it seemed a little contemporary while still having elements of traditional decor like slide across slatted windows and doors. We actually had two teenagers with us and they were very content with the bunk bed which had a little light and usb wall charge point for each bed. Staff at the front desk went over and above to assist us with getting taxis, advice on sites to visit, restaurants and even with collecting and forwarding an item that I had accidentally left in a restaurant, in another city! I cannot thank them enough. This was exceptional service. Our two nights stay was thoroughly enjoyable and I would happily have stayed longer!

We had mixed reviews of this accomodation Pros - was a very large room two small doubles and a bunk perfect for families. Amenities are great with wifi, lots of kitchen utensils, stove, tea and coffee supplied, toothbrushes available, washing machine and tablets are provided with an inbuilt dryer system in the bathroom. Bathroom and shower area was also spacious. Beds are on the okay side but could be softer. The area itself is nice and quiet with a bus stop right out from we utilised every day, supermarket and Lawsons are across the road and you feel very safe. Would recommend for families. Cons - check in is in a different location 20minute taxi away so we had to catch a train to the check in office when arriving in Kyoto from Osaka, then a taxi to the accomodation after this which chewed up a few hours as we had to wait 45min in addition to check in due to busyness of the office. The area is a bit out of the way of everything next time I might consider staying at a different resi stay location closer to sights and facilities like shops etc. All the restaurants in the area seem to not open for breakfast until 11am so we had to have McDonald’s if we didn’t want to cook or travel too far for breakfast as we have a toddler (early riser). Same occurred at dinner time a lot of restaurants didn’t seem to be open the Monday or Tuesday we were there or opened too late for us (we travelled with a four year old). Our last disappointment was resi stay apparently have a strict not noise at night policy however another room partied until about 3am but there is no front desk or after hours phone number to call to complain / get the noise to stop. Was very frustrating as walls were very thin so we didn’t sleep very well. Overall we would stay with Resi Stay again but at another location due to Nishijin being a bit too out of the way for us.

Don’t be deter by the photo thinking that you need to take the staircase to your accommodation, you access the unit by the lift at the back of this building. Value for money due to it great location, just a few walk to the metro station and walking distance to few places of interest, Nishiki Market, Yasaka-jinja Shrine, Gion (10 to 20 mins). Self-contained unit, very comfortable beds, lot of space for bags. It is a surrounded by supermarket, convenience stores and eatery. There is also locker to store your luggage at 300 yen after check out since there no reception area.

This was our third stay at the same location, for good reason, it's a superb and affordable hotel with a home-like feel to the room. We were in room 308, our other friends were upstairs in 408; we could not hear them at all. The room is beautiful, it's been renovated since our last visit and the finishes are gorgeous. The kitchenette is good although the hotplate/kitchen counter is smaller than it was in the other suite we'd previously stayed in. There is a balcony which overlooks the neighbour's roof, but at least you can see the sky. The neighbourhood is quiet, so we slept with the door cracked a bit for some fresh air. The beds are firm and new, the carpet is well kept and not worn at all. There is plenty of closet space in the front hall vestibule as well as in the wardrobe in the suite. There is a coin laundry facility on the ground floor which has detergent automatically added, it's coin operated and one can get coins easily from the change machine or from the vending machine in the lobby. The head office is NOT on the premises, it is across the street from JR's Kyoto Station, so you will need to go there prior to going ot the lcoation. The staff speaks fluent English and are exceedingly helpful. You can take two subways from Kyoto Station to the Sanjo station on the Keihan line, and from there it's a 4 minute walk to the hotel. The lcoation is key.. it's on one side of the Sanjo bridge, all the shopping is on the other side, including the best Starbucks on the planet for location, vibe, quietness and scenery. The Nishiki market is walking distance, for everything else use the subway or bus. We will be staying here again when we return to Kyoto.

Overall, it was a great value for money! We took the Balcony room, advertised to accommodate 5 people there were 4 of us who stayed. The room was very spacious and was pleasantly surprised by how good the place was! Check-In Experience: There was a little bit of walk from the Kyoto station, but short enough for our moms (who are seniors) to do it with no issues. You'd have to research in advance if you have no internet to guide you to the reception. Service: The staff can speak good English that allowed us to get answers with any of our questions. The property also had an app where you can reach out to them 24/7. One of the staff even accompanied us to get a cab and made sure the driver is clear where we were going, I thought that was not a need but she did it anyway-- we appreciate the concern and great service! Amenities: They've clearly set expectations on their communication on what to expect, they have a complete guidebook on how to use the facilities in the room which was handy. They had provided everything as promised. Everything was in place and clean. Location: It's quite a walk from Kyoto station, but very accessible via taxi. Its not expensive fare but you might want to factor in that there are about 15 mins walk from the Kyoto station which can be a bit much if you're traveling with seniors (which was our case). Places of interest are accessible enough from the hotel's location.
