This will be kinda long so please bare with me. First we have stayed a Twin Elms many times and always enjoyed our visit Unfortunately I called today to cancel my reservation i was told my reservation deposit of $400.00 would not be returned. Now I always check cancellation policies of where we are staying before I make a deposit in case something comes up. I spoke to Brenda and said I didn"t see your cancellation policy on your web site. She said It is on the receipt. She never stated the cancellation over the phone because if she has I would have paid I would have paid the requirement of 1 night deposit and not $400.0 She said that we have 6 months to use the deposit if not used we will lose it. Here is my question So in order to see the policy you have to pay the deposit and then see the policy on your receipt. Than if you want to cancel it's too late because you already paid. Now I know that they will say the policy was on their website It as not Because Brenda said it was not. But as off today it now is because I made the complaint. I don't know if we will ever at least get part of our deposit back. I asked Brenda when did this start and she stated it was because they were having too many cancellations. Be careful as not refunding money now seems to be added income for them. You will see many good reviews for them and I would have been until you try to get a refund. They will fight you tooth and nails to keep it' Please beware of this policy as it has cost us $400.00 instead of the one night depoist of approx $65.00 They never even offer to refund part of the money as we paid more than the required deposit Money is so much more to them they decent customer service. There our much better and respectable RV parks in the area. Do yourself a favor and check them out.

We went there on a Sunday. Either we were out of season (mid May 2022), or we were unlucky! There was no one there. We had 2 adjoining rooms with only 1 bathroom: for a hotel where there was no one, they could have given us 2 rooms with 2 bathrooms! No dinner, they don't work on Sunday. No horses, it was supposedly too hot, no campfire, too dangerous with the drought, no hayride, no entertainment....nothing! The rooms are quite average. Very very disappointed. We spent the afternoon at the swimming pool, not very typical of Texas. No interest for us. So the rooms are expensive for what they are.

We took our 5 & 3 year old grandchildren to The Twin Elm for Pony rides. We did not expect such a professional introduction to horse-riding for these little ones. Miss Shirley went to great lengths to make sure the children, the parents and grandparents were all involved, learned something and had a wonderful and memorable experience! And we loved your stories of raising your children on the pro rodeo circuit as a barrel racer! Thank You, Miss Shirley!

Got sick from bad smell from the septic system which is probably broken. The staff said it could of been a dead animal under the building but this isn’t the case “civil engineer talking”. Over priced and needs upgrades asap. I think this place has good potential but needs some new leadership to fix the major issues. Cons - Septic system broken - Food is too expensive for the quality given - They had a few animals. - rooms are too expensive Pros - Good location - Good ranch layout / landscaping -Good rec room

Planned a family trip of 18 people from Ohio to Texas and chose the Twin Elm Ranch to stay at in August 2021. Was able to add all meals for our trip provided by Twin Elm. 10 days before we were to fly out to Texas, I emailed them to add an additional person to our meals. When Twin Elm replied to my email three days later, they informed me they were no longer offering all meals as part of the stay (Yes, we were paying extra for meals) as their cook had quit and they were not able to hire anyone else. That the owner was "stepping in" to cook breakfast. They provided a list of area restaurants for us to go to for lunch and dinner at our additional expense. Keep in mind there were 18 of us. If you have never went to a restaurant with that amount, the large group will often have to wait longer to get a table and longer to get meals. We did not want to do this. We had booked Twin Elm on the condition that all meals were provided. We promptly cancelled. Only a week before our arrival date. Twin Elm will not give us our deposit back since we cancelled within 30 days of our arrival. Had Twin Elm let us know that we wouldn't have meals before the 30 days, we would have cancelled. We never would have booked a "dude ranch" that did not provide meals. We were able to book at Mayan Dude Ranch. Where all meals were provided. Everything was excellent and I would recommend Mayan Dude Ranch for a relaxing vacation where we didn't leave the ranch at all. It was more expensive, but that was well worth actually being fed.
