It's far from the subway station, but you can easily get there by bus 360 from Termini Station.
I was going to go early at check-in and leave my luggage, but he gave me delicious bread and coffee and explained the surroundings in detail.
It's a hotel I picked up to visit Borghese Park before leaving home after spending my Rome and Florence itineraries, and I'm very satisfied.
The room is very spacious and the bathroom is also spacious, so it's nice to spend a relaxing time.
They also introduced a lot of nearby restaurants and places to visit.
This is a place I definitely want to visit again next time

GGuest UserVery good hotel! Highly recommend it. Staff is so friendly and helpful. Gave me a map on my first day and told me about all the places to visit. Lady at the check in counter is extremely friendly and welcoming. Rooms are very clean and have a contemporary feeling. Breakfast was left everyday outside the room at 7.30 although could be better but for the price it’s okay. The minibar is free on the first day which is really nice and also got told could make international calls for free which gives some peace of mind in case phone or SIM card stops working. Overall, lovely stay - will come back here if I visit Rome again.
GGuest UserMy wife and I arrived at Gardenia Suite on Saturday May 25 around 4:30 PM. We were very well received by the receptionist named Daniele. He explained everything neatly to us, both outside and inside the room. The next day was my wife's birthday. I asked Daniele if he could decorate the room in the morning when we were out of the room and put down a beautiful bouquet of flowers as a surprise for my wife. When we came back the room looked great and was nicely decorated. My wife was very surprised. The location is also quiet, supermarket 2 minutes walking distance. In short, we are very satisfied with the Gardenia Suite.
GGladys MojingolSuperb! I love the Vatican city area(Ottaviano station) so many cafes and asian restaurants u can try. And below the guesthouse theres a really popular gelato shop only €3/3 full scoops👍😍 the cheapest gelato in euro. Me and sis would pop in everyday to buy gelato.
The owner Cynthia and hubby are the 1st most welcoming italian we met in Rome. Plus they have a wonderful coffee machine that you can help yourself to anytime of the day(with mini cupcakes)😘 they even have a hall with loads of encyclopaedias collections. (Wish i can read italian).
on our final checkout day, Cynthia’s husband even helped to call us a taxi to airport which cost €55(flat rate) tq so much sir eventho we dont speak each other’s language but we understood each other.
In conclusion its worth the money we paid for. Wonderful host, great experiences in staying with an italian apartment with classic elevator architecture 🥰👍

MMarijaI stayed here as a solo female traveler and felt completely safe and comfortable throughout my stay. The hotel is set in a beautifully transformed basilica, located in a peaceful and quiet area of Rome. Everything was very clean and well maintained, and the bed was super comfortable.
Check-in and check-out were smooth and easy, and while the breakfast was simple, it was served on a lovely rooftop terrace with a great view—such a peaceful way to start the day.
There’s a direct bus that takes you straight to Termini Station, which made getting around really convenient.
All in all, this is a hidden gem and a great value for the money. I definitely recommend it if you’re looking for a unique and calm stay in Rome.
GGuest UserThe location was great, pretty central was able to walk around to get to many areas for shopping and touring.
The bus stops were close by metros are a little bit more of a walk lots of restaurants, souvenir shops, all close by around the corner close to ruins.
The apartment hotel was clean.
Staff check-in was friendly.
The room was very clean.
The towels and soap provided was good.
The room was cleaned daily. I had no issues with leaving my items out or anything. Nothing was touched.
The room is always fixed up for me when I got back at the end of the day.
There was an area for breakfast with small Items available to eat. It’s not meant for a big meal just a quick on the go kind of idea.
There was lots of water in the fridge to take at any time the lock doors to get into that area you can access at any time you had keys for the main door the door to the breakfast area And your apartment room key were all together.
It is an old building. The elevator lift is very old so don’t put too much weight in it when you use it. There are five floors, but the building was very clean, very well kept. The area around outside was very clean.
We had no issues.

Ssalvalasilvia The hotel has THE PERFECT LOCATION. It’s walking distance (10 minutes) from the railway station but far away enough to be in a safe area, near 2 amazing basilicas. As you can see in the photos, I had a wonderful view of Basilica of Santa Maria Maggiore from the room.
The hotel is the restored old granary of Basilica of Santa Prassede. It’s an historic building, each floor has the names of the cereals that were stored here.
The staff is very kind, very very efficient and generally lovely.
The room was clean, not too spacious, especially the bathroom, but ok.
Unfortunately we booked a room with breakfast, but the hotel doesn’t offer this service any longer (not the hotel’s fault, but the booking supplier). Thankfully there are some nice bar in the area and the reception staff was able to direct us (go early as they are all quite busy).
Overall I would definitely recommend it.

He was so kind and friendly.
There is a coffee and bread which he prepared for us.
Room is clean, wifi is food, shower also good.
It takes only about 15 min by train to Rome airport.
GGuest UserThe location was perfect for us — only about a 10-minute walk from the Vatican, which made it very convenient. Unfortunately, that was the only positive aspect of our stay.
We booked a superior room, but it was nothing like what was advertised. We were given Room No. 4 at 285 Flat, which had dirty walls, a broken kettle and no night lamps, and overall looked very different from the photographs online. The shower was placed inside the bedroom with a clear glass door, offering absolutely no privacy. I was traveling with my 14-year-old son, and taking a shower was a real challenge because of this poor design choice.
The reception only operates from 8 a.m. to 8 p.m., and since we had an early check-out at 6:30 a.m., there was no information provided about where to leave the key. Breakfast is served from 8 a.m., which is too late if you want to attend a tour or visit the Vatican early (most tours start around 7:30 a.m.). This detail was not mentioned anywhere in the listing.
We had prepaid €120 for four breakfasts for two people, but as soon as we arrived (around 2 p.m.) and found out about the late serving time, we cancelled them. The receptionist advised us to email the owner to request a refund, which we did — but we never received any reply.
Overall, this stay was not we expected and definitely not worth the price we paid, even considering the good location. I would not recommend booking breakfast here, as money we paid is far more than what you would spend at a nice local café or patisserie.

GGuest UserLovely, family-run hotel. Very friendly and warm. Excellent location, bus 85 which is a very short walk from the hotel takes you to central Rome. There are also 2 Metro stations within a reasonable walking distance. The family makes you feel welcome, a very lovely, elderly lady keeps everything very clean and tidy. Things to note, the toilet and shower are not in the room, they are private to you but you need to walk through the communal hall (which you share with the other 2 rooms, the hall isn't big); the room doesn't have a kettle. A small inconvenience for a great location and reasonable price. I would stay there again.
