This is a lovely privately owned hotel with the most amazing hospitality and some extra specials touches. I yes well located for the pleasure beach and has great views of the pleasure beach and see. Breakfast is exceptional and cooked to order. Cleanliness is high and this old but modernised hotel is a nice break from the chains I usually stop in.

What can I say from the minute we arrived to the minute we left an absolute pleasure. Great Hotel, Superb Room with ensuite jacuzzi bath, TV in bathroom all lights accessed by control, very high end, plenty of free essentials, breakfast was spot on well above any standard, very quiet end of Blackpool and many great restaurants just a 5-10 min walk, on site parking and stunning breakfast room meeting area and bar you really couldn't ask for more, and most of all every member of staff and owners where a pleasure and so welcoming, nothing seemed too much, we really enjoyed our stay and look forward to returning many thanks

Hotel location is great. Its immaculate. Our room was very hot with the sun on it even though a fan was provided. I would recommend and return. Breakfast great also.

Excellent hosts - nothing was too much trouble. Also wonderful breakfasts with plenty of choice. But we just didn't sleep well at all. The beds very soft and our sleep was disturbed by noise throughout the night. Our room had an interconnecting door and we could hear every word from the room next door even when our TV was on. Can also hear people walking about in the room above as the floorboards are very creaky. Doors slam when being closed. Boy racers in cars with noisy exhausts race up and down Harrowside at night too. It's such a shame: if it wasn't for the noise I'd give full marks.

I booked this hotel purely on reviewed and this was a good choice. The owners and staff friendly, helpful and informative. We stayed in room 3, with balcony and lovely spa Bath. Room facilities excellent, clean and good quality. The bedding was so soft and comfy I could have stayed in bed all day! The breakfast was superb, best I have had in a long time, all cooked to order. Great location with tram stop across the road, quiet, but five minutes ride from central pier.
