I’ve stayed in past at Preston Park Hotel was really nice clean place, this time was in really poor condition & is in need of a good Refurb & redecorating, I struggled up the stairs to then be confronted with a key that was not a snug fit to the lock, took a couple of minutes to get into my room, The English female member of staff that checked me in wasn’t particularly joyful but miserable to be honest, The Ukrainian lady member of staff, was more joyful friendly & talkative on the late shift,

This is NOT a hotel. This is a 1970s student hostel. Expect damp walls, rude staff, uncleaned carpets, ancient mattresses and a poor night’s sleep. I have stayed in hotels in the third world that were cleaner than this. There were lumps of cheese and discarded crisps on the carpet throughout our 3 day stay. Do not recommend under any circumstances.

Cancelled our stay 3 days before arrival, had booked for months & planned to stay here for Brighton Marathon. The most stressful thing trying to find somewhere else to stay on the busiest weekend in Brighton literally 3 days before we had to be there. Thanks a lot!

This has got to be the worst place I’ve ever stayed. No restaurant as stated. No proper bar, have to go to reception to order a drink. The receptionist was lovely but the boss / manager was miserable and when I questioned it he said it was his demeanour. Fawlty towers on steroids.

If I could give half a star, or no stars, I would!! When we arrived, we checked in, the receptionist was pleasant enough, helped with parking etc. But unfortunately that's the only positive I can say about the stay. When we got into the room, the bath had black staines and was filthy! There were tiles coming off the walls in the bathroom. The whole room was dirty, there was still rubbish from the previous people. It was clear that the room hadn't been hoovered, swept, or moped as there was dirt everywhere and other peoples hair in the bathroom. We went into Brighton for a few hours, had a meal and a few drinks, came back to the hotel and the front door was locked, with a sign saying the receptionist would be back in 5 minutes and had a number to call. Both my partner and I rang this number over and over again. There was no answer, and it was going to voicemail. After 20 minutes of waiting in the cold, a man eventually opened the door and let us in. Understandably, we were both very upset with this situation, and we vocalised this to the man. We told him about the state of the room and that we were not happy with the overall experience, and we would be talking to someone in the morning and leaving a review. My partner then went outside to have a cigarette before going to bed. The man locked the door behind my partner and then refused to let him back in, stating that he thought my partner was being rude and aggressive towards him. I got a phone call from my partner telling me he wasn't allowing him back into the building. I went downstairs to speak to the man myself. Asking why he wasn't allowing him back into the hotel and how he thought he was being rude and aggressive. The man then told me that I was being aggressive now. I was only asking a question, I didn't raise my voice. I didn't have a tone to my voice. It was just a question. As stated above, we had been out for a meal and a few drinks, so neither of us could drive anywhere. We were stuck here. My partner ended up sleeping (or not) in our car. Bearing in mind that it was 1 degree overnight, he was freezing. In the morning, my partner came back into the hotel and spoke to the new receptionist about what had happened last night. She did not seem to care. There was no apology, nothing. When we spoke about the state of the room, her response was, "What do you expect from a 2-star hotel?" To which we responded that we didn't know it was a 2 star hotel. Nevertheless, when staying in a hotel, you expect the room to be clean and have a clean bath/shower. One where you feel cleaner coming out of it. This was not the case. It's safe to say we didn't use the bath/shower. I have never, ever experienced, such disrespect and rudeness from staff that are meant to be the face of an establishment. It was almost as if they didn't care about the hotel or the customers. They were there because they had to be. I would never, ever stay here again, and I would always, always tell other people to avoid it at AL

Our room was absolutely freezing cold. Couldn’t have a bath or shower because it was so cold we had to use 2 other blankets on the bed

Didn't read reviews before booking in a hurry because it was in a convenient location. Experienced some of the poor conditions that others have shared but as I was staying for one night only and the room was clean and bed comfy the rest of the place didn't feature prominently. It is ramshackle, eccentric and needs a good refurbishment. Wouldn't stay there again.
