I needed a place to stay for just one night in Brighton & some online research led me to this gem. Email communication before my stay was good so I felt confident. I was a bit nervous about the self check in - but I got the door codes the morning I was due to arrive and it was smooth and easy. Colson House is located in the Kemptown area of Brighton. Quiet at night but a short walk from everything you need / want! My room was lovely. Bright, clean & nicely decorated. A good selection of tea, coffee, hot chocolate were provided; TV & wi-fi. The ensuite bathroom had a good shower and shower gel / soap were provided in refillable dispensers. The bed was lovely and comfortable. I would be very happy to stay again and to recommend this guest house to others.

Guest house is very well presented inside and out. Bed was very comfortable with high quality linen (just as advertised). Tea/coffee making facilities and mini fridge in the room. This is a guest house, not a B&B, but you have numerous options in the local area for breakfast/brunch.

The shower and bathroom floors had a white pounder substance all over so, we had to carefully clean that before showering. also the toilet still had urine stains on the seat which my girlfriend had to clean (very reluctantly) before using the bathroom. All in all disappointed with this stay. This is a shame as it was a great location and had lots of great reviews from previous guests.

Had a lovely stay at Colson House. Very comfortable and great location for access to the beach and town centre. Billy was a brilliant host - very friendly and welcoming. Would definitely stay again.

Colsdon house is a lovely little place to stay. The place was clean, comfy beds & friendly staff. Would recommend the stay there but would suggest not to park your car under the trees as it'll get seagull bombed 😀

Such a charming and quiet hotel. The bed was so comfy and the room was spacious
And clean. One of the owners Billy was really friendly. Is central to Kemp town area. Recommend this hotel.
