Upon arrival we were not welcomed! Rooms weren’t ready. No bar or restaurant to even get a drink. After an hour wait we finally got some water. We were told there was a restaurant 15 minutes away by busy road with no footpath downhill. There was only one taxi in the whole village. We had to use it and took turns going to a village nearby to get something to eat and drink at 20 + euros each way. Staff were not helpful or friendly for that matter. We had three nights of this awful place. Food very under par for breakfast limited choices continental of course. Rooms were nice that was the only pro going for it but quite dated.

This would be better classified as a 2 star hotel, the bathroom had rust and was neither well maintained nor properly cleaned. Water overflowed when you showered and the hair dryer was something out of the 70's. Everything felt old and neglected. Breakfast was poor. The personel were nice. Such a pity, the place needs a bit of care to be really nice but it's simply left to deteriorate. Would'nt advise it.

Tatty, grubby common areas with dirty carpets and peeling wallpaper. The path down to the lake is too overgrown to get down there. Entrance is through a disused bar then some little rooms with mismatched old furniture to a small lobby area. Man behind the desk seemed surprised to see guests and gave us a key with no explanation as to where the room was or any other information. Room was spacious and clean but very old fashioned - we had a view of the lake which we had to pay 20 euros extra for on top of the 120 euro room rate which was way too high for the standard - it was the most expensive overnight stop of our 5 week tour and was the worst. Small flat pillow each and poor sound insulation which meant we were kept awake until 330 am by an elderly resident's radio. The restaurant was the best part of the stay - it is in a glass area overlooking the lake and is modern and contemporary. The food was amazing - really high standard but was spoilt by the total lack of ambience as we were the only ones dining apart from 2 elderly residents who stayed for a short time. Also the service was glacial. We were the first people in the restaurant and it took 75 mins for our first course and another hour for the other two courses. It is a shame that such a talented chef is working somewhere where he cannot be appreciated. This place could be amazing with its proximity to Rome, its food and position.
Booked a one night stay on our way south. The positives are the hotel itself is beautiful. Attention to detail in the decor is stunning. Our room most pleasant. Problems were the lack of customer service provided to their guests. I sent an email to request a reservation in the taverna. Never received a reply/acknowledgment and when we arrived at the taverna there was no reservation. We arrived at 8:00 pm and we notified the hotel of the time of our arrival. Parking across the street a fellow in an orange vest helped with our luggage to the door. It was locked. He went to the taverna of the hotel to indicate guests had arrived. No one came to the door. He went a second time - no one came as we stood in the street with luggage. I rang the bell that I then saw and a staff member came to the door. Check in wasn’t welcoming, friendly nor informative. He took our passports and gave us a room key and showed us the elevator. No explanation about breakfast, wi fi, parking, nothing. When we dropped off our luggage to head to the taverna it was apparent we had interrupted his dinner! The taverna is beautiful. Food was very good. However our waiter without asking charged our meal in our own currency rather than euros which is a benefit to the taverna and certainly not to us. Overall the hotel is beautiful but I wouldn’t stay again as there is no customer service.

We stayed for three nights in the apartment which belongs to the hotel, Dependance Ilaria (the bigger of the two, on the top floor). The situation of the apartment, the view from the terrace and one of the bedrooms, the kindness of the staff and their prompt correspondance are superb. But there are a few niggles. The apartment, about fifty meters away from the hotel, is reached by one flight of slightly steep and narrow stairs and a few more stairs, which continue inside the apartment. We arrived in the evening and left early in the morning so had to carry our luggage by ourselves. Once in the lower level of the apartment itself, you find yourself in a wide living room with a sofa and two pieces of furniture between a pouf and an armchair which double as single beds, nice chest of drawer and other pieces of furniture, some modern some antique, and a tv screen This room faces the narrow road. On the same floor you have a bathroom with toilette, double sink and shower ( both hand held and rain) and a bidet. Towel rack with fluffy towels. Then a bedroom with a comfortable double bed, two narrow high windows and no view, big cupboard, a kind of chest of drawers,some strange wall shelves but no bedside tables. Spare towels, pillows and blankets. Further on, down two steps, there is another room with a double bed which basically takes all the space so I cannot fathom how the wall cupboard can be accessed. This room has a lovely French terrace with a view to the lake. From the living room there is another flight of stairs to the kitchen (table with three chairs, sink, gas cooker, full single fridge , dishwasher, microwave and oven) and from there the access to the big terrace, with a big table for six (but not six chairs) and on a lower level (two rickety steps near the wall, no banister) a smaller terrace with sofa, armchair and another 60s style chair. Air conditioners around the flat and fixed heaters but we needed neither. Although the kitchen has pots and pans and crockery, it lacks basic items such as kitchen towels or kitchen paper, tea, sugar and coffee, although I suppose the hotel rooms have them and if you ask for them at the hotel you will get a few sachets. No milk either, and the only thing you find in the fridge is a bottle of water. This is not of small importance because there is not a minimarket nearby - Ciampanella near Piazza Don Morosini had lovely fresh fruits and vegetables but no milk when we arrived and no fresh bread; the Antico Forno, near the tourism information kiosk, has cooked food bakery items and a few delicatessen. Loads of eating spots nearby. The flat itself is very quiet. Decent wifi. So, if you don't mind stairs and come organised, a stay here could be a dream . My feeling was the owner could do much more to enhance the potential of this property.
I have recently had the pleasure of staying in a special B&B in a four-fold room with my colleagues. My experience has been absolutely positive and I feel I have to share my satisfaction. Firstly, I would like to emphasise the unfair cleaning of the rooms. Every corner was beautiful and bright, creating a comfortable and comfortable environment that made me feel at home. The staff, Mimmo and Katia would deserve a separate review. Both very kind, always ready to meet every request with a smile. Their availability was really great, making my stay even more pleasant. Finally, I would like to make my highest recommendation for this B&B. If you are looking for a place near Rome where you stay offering comfort, excellent service and a pleasant atmosphere, don't look further. I strongly advise everyone to stay here. You will not be disappointed!
