Back in the 90s, hotels with 'Regency' in their name in cities like Shenzhen and Guangzhou typically signified luxury. So, I was quite disappointed with this one. I initially chose it for its convenient location, as I didn't want to rent a car for the first two days in Dallas. However, I couldn't find any car rental locations near the hotel online, so I ended up renting a car right after landing and driving straight to the hotel. Valet parking was over $50 a day. I thought Texas would be cheaper than New York, but it wasn't; I only found this out upon arrival. The hotel might have a partnership with Enterprise Rent-A-Car, as there were many of their rental cars on-site. Parking fees at US hotels have become very expensive in the last two years. I definitely won't be staying at this hotel again. It's not worth the money. The lighting is outdated, and the room amenities are even more basic than a typical mid-range chain hotel. There were only paper cups, and the bathtub looked like it was designed for a toddler. There wasn't a single mirror in the room, and the empty space by the entrance felt like it should have had a luggage rack or cabinet, but it was just left bare. I find it unacceptable for a four-star, supposedly upscale business hotel not to provide glass or ceramic cups. My two-night stay included breakfast. As is customary, I signed the bill after breakfast, which included a small tip, and that's fine. However, today, after I checked out, the hotel charged me an additional $70 for breakfast for two people on the second day, including a tip. I'm currently dealing with Ctrip customer service to resolve this.

Was a guest at the Hyatt as part of the ICSC Red River Conference and was very pleased with most of the experience. There were shuttles available that chauffeured participants between the Hyatt and the Kay Bailey Hutchinson Convention Center, a benefit likely paid for by ICSC but accommodated by the hotel all the same. The overall cleanliness of the hotel was better than average although there were a couple of very small places in the room that could have used more attention. Parking isn't customer friendly, just like everywhere in downtown Dallas: Pay big money for valet service and a parking garage or pay to park on an open, unsecured lot a hundred yards away. The room's HVAC system worked wonderfully, which was great because it was on the west side of the building. The bed was especially comfortable and all of the linens were spotless... Which is always good. Did not get a chance to visit the gym or swimming pool. Did not patronize the restaurant or bar but have had good experiences in both places during past visits.
The bottom line: The Hyatt Regency is still a safe bet in Dallas.

The room is big and comfortable. The hotel lobby is also very grand. The downside is that it is on the edge of the city, with a train station and viaduct next to it. If you need to buy something, it is very inconvenient without a car.

The hotel is located in Downtown Dallas. The parking lot is across the street from the hotel and the parking fee is $30. There were many parties on the weekend when I checked in. There were rooms playing music and making noise at night. The soundproofing was very poor. The front desk handled it promptly after reporting it.
