Location: very near to bus station and near to Zanzibar ferry
Service: they provide free WiFi with good connections although trip.com said no free WiFi
Cleanness: clean enough
Only things need to be improved is that no bottled water and toothbrush with toothpaste.

Use a double room. Despite the low price, there were no complaints about the facilities. The rooms are clean. The shower had good power. Breakfast is served on the rooftop, so it feels very nice. Wi-fi connection was good. You can use the laundry service for 1,000 Tsh per item, and if you leave it in the morning, you can pick it up the same evening.
If I had to complain, I would say the hot water is a little lukewarm. Breakfast has few varieties and the taste is not as good as expected.
