Avoid this place at all costs. The manager is shockingly rude and treats guests with utter disrespect—zero sense of customer service. The mattress was horrendous, like sleeping on springs. This is not a restful stay but a regrettable experience. Eastbourne has better options—don’t waste your money here.

Great location near the water and lots of fun, cheap restaurants right there (shoutout Hungarian bistro and Whatagwan Caribbean). Really nice dining room and breakfast service, had a great time chatting with Nick in the mornings. We were especially impressed with how thoughtfully everything had been arranged, very much a family-run business. Room was clean and comfortable, but shower quickly as the hot water doesn't last!

Arrived for a one night stay in December. 20 minute stroll, 15 minute brisk walk from Eastbourne Station. I was a solo traveller allocated Room 8 on the top floor. Room ticked all the boxes for my personal use, clean, water, tea/coffee etc kettle provided. Room and shower was quite small but I was only there for one night so no issue. For the money paid, I was very satisfied with the breakfast provided in a warm friendly manner, I’m quite surprised the hotel ranks so low as I was very satisfied with this great value for money establishment.

We enjoyed our stay with Nick and family. The room was spotless and the cooked breakfast was excellent. Plus a bus stop close by in both directions gave us the opportunity to be out and about without having to use a car. Would definitely book again.

Arrived by car, with free unrestricted street parking outside in the street. On arrival, first impressions was that the hotel looked clean and well maintained. Welcomed inside by Nick who seemed really nice and welcoming. He did the usual meet and greet and explained all we needed to know about keys, room, breakfast etc etc. We were in room 16 (Third floor), the room was well stocked with tea and coffee etc. Large enough wardrobe and draws for your clothes etc. A fairly small-ish double en-suite room with a shower and a toilet. The sink was, unusually in the main part of the room. Nick did explain, that as we were at the top of the building it may take a minute or two for hot water to run in the shower, which it did. It was okay when it finally ran hot though. Despite being on the third floor, the Wi-Fi worked really well and was a good speed. Despite our room facing a residential street, there was minimal noise, due to double glazing. I think the only noise we heard, was a lorry reversing early one morning. Cooked breakfast was ordered on a slip the night before. If you are there for more than one night, you can change what you order each day if you wish by letting them know. There was plenty of other choices if you just fancied a continental breakfast as well. The cooked breakfast we had was lovely and nice and hot when served. The place was clean and despite a smallish room which we knew about when booking, it was priced well at £70 a night for my wife and myself. So I have to say it was good value for money. Location wise, it was a very short walk to the seafront and for us about a ten minute walk to the main town centre, slightly more for the railway station.
