Disappointing! Did not live up to the glossy image portrayed on the website. At check-in we were told breakfast options were reduced due to Karen being away. Room decor and furnishings are tired and in need of some tlc. Couldn't stand up in the shower and bathroom flooring needs replacing. No hand-wash, no teatowel/dishcloth, cobwebs etc. Very expensive for the standard of accommodation and overall offer. Only chose this place due to the glowing reports - would not stay again!!

I can only give this b&b 5 stars. It deserves so many more. We booked 3 night's here and it would have been wonderful to stay longer. Why? Because we were made to feel so welcome by hosts Jeff and Karo. They were both at the door to meet us and show us to our lovely room - the Sean Connery Suite. It was light, bright and sizeable with a king size bed and comfortable sofa. There was a selection of teas and ground coffee in our room and Karo provided cow milk (oat was also available) in a fridge just outside our bedroom door. Everything was so clean and fresh. The whole place was so relaxing - we slept like the proverbial logs each night Breakfast was an absolute delight. Fruit juice and granola with yoghurt beautifully decorated with fruits were provided automatically then it's a choice of hot breakfasts which were really healthy. We had the vegetarian haggis with poached egg on two days. Delicious. When the gas was turned off by the gas board on day two we were provided with a choice of breads and cheeses, humous, fresh fruit salad, crackers, scones and jam. There was even clotted cream! Afternoon tea for breakfast! Jeff and Karo did a wonderful job of making sure we still had a decent breakfast despite the lack of cooking facilities. Vegan and vegetarian options are definitely not a problem. JustB is a 6-7 minute walk from the bus stop into Edinburgh. And it costs just £2 one way into Edinburgh 8 miles away. Fabulous value. And for less than £5 one can purchase a day ticket to travel anywhere all day! Buses run ever 10 minutes or so - 20 minutes in the evening. But the stars of this place are the owners. They are lovely, helpful people who made us feel welcome in their home.

What a fantastic stay at JustB whist visiting the wonderful city of Edinburgh! Karen and Geoff were wonderful hosts and Karen is a fascinating lady to talk to. She also gave us lots of useful information about the local areas and places to visit. A bus ride into the city is super easy from this location with buses running every 10 minutes and taking you straight into the city centre. It was a 20-30 minute journey with lots to look at from the windows during the journey. I think my favourite part of staying at JustB was the amazing breakfasts in the beautiful breakfast room. Overlooking the beautifully lit garden and trees whilst sitting in comfort with the log burner crackling, relaxing music, surrounded by plants and greenery. Karen cooks the breakfast and Geoff is a very attentive host. I would highly recommend anyone to stay at JustB. It’s in a great location and far enough from the city to offer peacefulness… and I’m super fussy about darkness, peace and quiet when it comes to sleeping. I would not hesitate to stay here again. Just came back from a 3 night stay at Just B and it was fantastic! Karen, the owner, is very friendly and helpful. She's a delight! Our room was stunning and breakfast was fab, especially the homemade granola yogurt pot😋 So peaceful and quiet. Definitely recommend staying here.

I called for confirmation/directions as I had just booked via ***********. She told me "not to bother" coming as my booking is not valid through *********** as "They just take money from us", and it was not valid unless we went through their own website- I asked re a refund to be told .... you need to see *********** about that, the nail in the coffin was she said I cant do anything for you - it's your booking habits that got you here YOU need to sort it out...oh how the mask slips in peoples' hospitality when things don't gp their way

Well where do I start? We were greeted by Karen in the pouring rain, offering help with luggage. We booked the RLS suite and it was just WOW! Beautiful, comfortable with a huge suite, fireplace, wardrobe and sitting space. Enormous bed and gorgeous bathroom. A little fridge with Prosecco and of course the room has the bonus of hot tub outside with fire pit in a private garden. Our girls stayed in their own room but enjoyed popping into ours! Their room was equally beautiful and comfortable. The breakfasts over four days were wonderful and we varied our choice to experience everything on offer. The best thing about Just B are Karen and Geoff ... such wonderful hosts, nothing too much trouble... full of local knowledge ... we loved them! Whilst this B&B isn’t in central Edinburgh the bus stop is outside and it’s a 30 min picturesque journey for the princely sum of 1.70 each!!! So we left the car and enjoyed Edinburgh without worrying about having a wee dram!!! Would give 6 stars if an option x thank you for making our holiday so special and relaxing xxxx

I wasn't sure what to expect with JustB Retreat. Karen and Geoff are lovely hosts. The room that we were in was lovely, clean and comfortable. The mattress had an earthing sheet on so this could have been the reason it was so comfortable. The breakfast was amazing. The soothing holistic music playing was relaxing and the yoghurt pot that is brought out was fabulous. The pancakes was the best ever, as well as the porridge. These are a must to try.

Where do I start... Karen was amazing, made us feel at home from the moment we arrived and just made the whole visit a lovely experience. We stayed in the studio which was perfect for me and my wife. The location was perfect with just a short ride from the airport and a short ride to Edinburgh city centre. Facilities were spot on Staff 10 out of 10 Nothing was too much to ask Our space was respected but always felt that if needed Karen would be there to help. Karen was a wealth of local information and was always able to offer suggestions and alternatives to any plans we had. Breakfast freshly made every day with a large choice of locally sourced produce and caters for all needs. Thank you so much for our mini holiday, we will be back one day
