Unfortunately, the place is a construction site with extensions being built on both sides of the main house. The room itself was a bit cold but the owner kindly provided an electric oil heater which helped a lot. Parking on the site is possible but limited with a better option for parking across the road at Portobello High School. On the plus side, you can leave the car and use the bus service,very convenient 10 minutes to town centre.

Camera spaziosa e confortevole ma molto fredda. Molto lontano dal centro cittá ma proprio sotto casa passano diversi bus che portano in centro. Servizio mediocre: al nostro arrivo non c’era nessuno ad attenderci, alla fine ci ha consegnato le chiavi un altro ospite della struttura….

When we arrived, we were shown our room and told to ask if we required anything such as extra milk or coffee. The little milk pots had curdled and when we knocked to ask for more, we did not get an answer. We didn’t see the owners again after arrival.

We enjoyed our stay there, the room was cozy, there was cereal and fruit to tied you over until you were out for breakfast. Buses were just out on the street, easy to take anywhere. Arthur's Seat and Portobello beach were very close to enjoy.

Family room we stayed in was clean and spacious. Communications from the hosts was great, always received feedback and responses promptly. Self serve breakfast in the dining room was a nice bonus. We enjoyed our stay thank you!

Cold, uninviting room that looked nothing like the ones shown on this page.
Blue stains on the bathroom wall which no one had bothered to clean away apparently.
Next to no water pressure in the sink.
Creaky floorboards.
Room situated next to the entrance of the guesthouse and you can hear everything from the other side of the door.
View from the window in the corner of the room looked like it was facing a dump.
