I’m writing this review from our room in the guest house. We arrived on the 6th - Parking is around the back (look for the number 24) Immediately felt at home by the warm welcome we received when we checked in. We have a ground floor room which is spacious with en-suite. Perfect for the two of us. Coffee and tea kettle etc in room. Hairdryer towels shower gel hand soap etc also in room. When we were out our room was spruced up and more tea and coffee added which was nice. Decor was as expected for an authentic guest house in Edinburgh if you’re looking for primp and proper there is a Raddison down on the royal mile but if you want homely and authentic I’d recommend Minto. I’m usually a terrible sleeper in beds other than my own but have had decent sleep here! If you sit up in bed be warned my partner was slowly moving the bed across the room however he does this at home even with a headboard so more a problem with him than the bed! We weren’t disturbed during our stay but knew where to go if we needed anything! All in all would definitely recommend staying here for a comfortable stay in Edinburgh!

My daughter and I stayed here for 5 nights in September. Lovely little house, in walking distance from the main part of town, plus a bus stop almost directly out front. We had to share a double bed which was fine (though singles are preferable!). The only issue I had with our room was that the shower and loo were both separate to the room (down a hallway). I do believe that all of the other rooms had ensuite bathrooms. My daughter keeps telling me this situation was still far superior to many hostels she stayed in, in Europe recently! 😁

La señora fué muy amable, la habitación estaba muy limpia, el baño también, y las camas muy cómodas, lugar tranquilo y cercano al centro. Hemos estado muy bien. Te recomienda lugares cercanos para desayuno, comida y cena.

Ad inizio 2020 avevo prenotato su Booking una camera doppia con colazione compresa presso questo B&B per tre notti dal 11 al 14 settembre 2020 al prezzo di 180 sterline poi a causa delle restrizioni dovute alla pandemia Covid il soggiorno è stato annullato. Avendo già dato una caparra di conferma che il B&B, nonostante non fosse colpa nostra non voleva restituirci, ci siamo accordati con la signora Nadia che saldando tutto l'importo di 180 sterline ci avrebbe rilasciato un buono di quel valore per un soggiorno da effettuarsi entro settembre 2021 e poi visto il perdurare delle restrizioni fino a fine settembre 2022. Ad aprile 2022 invio una richiesta per utilizzare il buono per un soggiorno dal 25 al 28 settembre 2022. Alcuni giorni dopo scopro che il buono non è di 180 sterline ma di 153 sterline ed in più mi viene chiesto un ulteriore addebito di 87 sterline da pagarsi cash al momento del nostro arrivo comunicandomi altresì che la colazione non era più disponibile. Il 01 maggio 2022 rispondo alla mail dicendo di accettare l'ulteriore addebito e di confermare il soggiorno per il nuovo prezzo stabilito e la signora Nadia il giorno stesso via mail mi conferma la prenotazione. Il giorno 11 settembre, quindi pochi giorni prima del soggiorno, ricevo un messaggio WhatsApp in cui mi si comunica che il prezzo del soggiorno è ulteriormente aumentato di 58 sterline, quindi per un totale in più di 145 sterline da pagarsi cash oltre alle 180 sterline già pagate al momento della prenotazione. alle mie rimostranze la signora Nadia ha risposto che il nuovo prezzo era quello nonostante la sua conferma del 01 maggio 2022 e che in caso contrario avrei perso anche le 180 sterline che avevo già pagato. A quel punto anche se mi sembrava che il B&B si fosse comportato in modo scorretto non ho potuto fare altro che accettare le nuove condizioni avendo già anche pagato il biglietto del volo aereo. Arrivato al B&B mi sono trovato nella condizione di dover soggiornare in una piccola cameretta di circa 11 mq. che in 3 giorni non è mai stata pulita, tant'è che al mio arrivo ho notato degli accumuli di polvere sul pavimento che sono rimasti lì per tutti tre i giorni. Ci sono stati dati un asciugamano a testa ( forse la signora Nadia usa lo stesso asciugamano quando fa la doccia e quando si asciuga la faccia?) e solo il terzo giorno dopo la mia lamentela al figlio della signora (si perchè in 3 giorni la signora Nadia non si è mai fatta vedere nonostante fosse presente in struttura ma mandava sempre avanti il figlio il quale ad ogni nostra richiesta andava prima a chiedere alla mamma e poi ci rispondeva) ci è stato dato un secondo asciugamano, ma ormai era ora di ripartire. Insomma una pessima esperienza ed un pessimo B&B ( nei biglietti da visita che si trovano all'ingresso c'è ancora scritto B&B nonostante non diano la colazione). Se cercate una sistemazione ad Edimburgo sicuramente vi sconsiglio questa Guest House.

No parking the room was dirty the walls in bad need of decorating. The wardrobe tipped when I opened the door so unable to use it. This was advertised as a bed and breakfast which reflected in the price but has no breakfast on offer. This is the worst place to stay so save your money and go elsewhere.

Booked to stay here in June 2020 through *********** for a wedding. Due to covid the wedding was cancelled so we cancelled the booking. A refund was never given and even questioned a valid reason wasn't provided other than that we could book an alternative date. 2 years on they have ceased correspondence and still no refund. We told them we won't have an alternative date as the couple in question subsequently got married in Canada but apparently that's not good enough. I'm sure it would have been an alright place to stay but we'll never know and certainly won't be recommending them to anyone!

Turned up for my stay on 04th December. The owner turned up, with a confused expression. They, evidently, were not expecting me. Upon showing her my booking reference, she left to 'check the system'. When she returned, she informed me that my booking had been cancelled. Well, this was news to me! I searched my emails, and showed her that I received 2 emails. One for the initial booking, and another, at the end of November 'looking forward to welcoming me'. I was assured the booking had been cancelled. When she checked again, it turned out that she had emailed the wrong address to cancel the booking. Now. I understand that mistakes happen. However. Looking through tripadvisor, I see that this is not the only time that this has happened. Surely, if it's happened before, you do something to stop it happening again. Like request a confirmation email, for instance. Also, at no point during my brief 'stay', in the inner lobby of this establishment, did the hostess acknowledge that she was at fault for this mistake. I know it wouldn't have changed the course of my time in Edinburgh, but at least apologising would've been something. All-in-all. Nice front door, and spacious inner lobby. Service leaves a lot to be desired, however.

We had a lovely stay, our room was clean and comfortable and on a regular bus route to Prince street Edinburgh. On our arrival the hostess was very friendly, welcoming and helpful. Would definitely stay again. P smith

Do not stay at Minto Guest House unless you are prepared to be disappointed. Firstly, parking. We struggled to find it, it wasn’t signposted and the spaces were extremely tight (my partner had to climb into the passenger side door…Yeah, that kind of tight). We were also told parking wasn’t provided and it was given on a first come, first served basis which wasn’t what was advertised. Unsurprisingly we were the only ones staying the first night so managed to get a space. Secondly, Covid. Apart from masks there were no other Covid restrictions in place. We were not asked to check in via text and trace and there was only one hand sanitiser available. The check in process was smooth but the surfaces to fill in our details was sticky… Not great. Next, first impressions. The guest house is extremely basic, decor outdated, feels unclean and unsafe… Then comes the room… I’m going to have to write a list for this one: - It didn’t feel clean. - There were so many cracks in the walls and ceiling I lost count. - The bed was extremely firm and I definitely got jabbed by a couple of springs… There were also only 2 flat pillows provided… and one horrendously scratchy tartan one. So if you like basic, uncomfortable bedding, this is the place for you! - The curtains didn’t close properly so we had to tape them together… Or the neighbours would get a fright and we’d be woken up by the light! - The window also didn’t close properly so we had to use ear plugs so we couldn’t hear the main road traffic outside. Whilst we’re on that point, if you are a light sleeper, do not book here! I lost count of the amount of cars we were woken up by. - Myself and my partner spent the first night debating whether to try and find somewhere else to stay. But we just couldn’t justify spending double somewhere else for a few nights. The safety of the room was also questionable… - The fire door didn’t go fully down to the floor, leaving a large gap so if there was a fire… We’d be toast! - The wardrobe was also not secured to the wall and tipped whenever we tried to use it. - The floorboards were also uneven and creaky outside the room. Inside the room, the floors were like an ice rink! - As mentioned previously, the window also didn’t close. Then comes the private bathroom… - Firstly the bathroom is on the other side of the landing so you have to get dressed to use it through fear of being spotted by other guests! - The bathroom had mould in the corners but otherwise looked clean. - The shower is small and doesn’t have much power and also runs hot and cold… It’s really a surprise and quite an exciting experience as whenever someone else uses water in the building it changes the temperatures unexpectedly! It’s enough to leave anyone on the edge of their seat. - The best part is… The shower and toilet are both locked so you need to make sure you remember the key or you’ll face a long walk across the landing… Minto House is also advertised as a bed and breakfast but we were
