Great location, on main bus routes for city centre. Bob is an extremely attentive and helpful host. Breakfast was superb, tea and coffee provided in the room and the room was serviced daily, which many bigger and more expensive places have stopped. Plenty of free parking close to the Guest House. The room was very clean and serviced daily, however the room decor is a little dated. This did not detract in any way and this Guest house represents great value for money.

At last minute owner refused to take credit card at property and it was cash only. When questioned why the change and how could we work something out, he spitefully cancelled the reservation leaving us stranded to either pay over double for a lesser property nearby or leave Edinburgh. DO NOT GIVE THIS MAN YOUR BUSINESS. Spiteful people who act like this do not deserve to be rewarded. BUYERS beware.
