Just a short walk from Princess Street with a number of great local restaurants and cafes nearby. Is very central to most of the city sights including Edinburgh Castle and Royal Botanical Gardens, as well as Rose Street. Easy tram and bus access.

Ardenlee guest house is perfect for a comfortable holiday in Edinburgh. It is close to Stockbridge (one of the most beautiful areas of Edinburgh in my view) with cafe and restaurant. Not far from Dean village too. Only 15 minutes from old town, easily reached with bus (1 minute from the guest house). Keiko and his husband are absolutely lovely and friendly. The rooms are classic / old style and I loved it. It was comfortable and I had a lovely view.

I enjoyed my time here but I wasn’t quite prepared for the room set up. I booked a twin bed with private bath. I didn’t realize the private bath was in a separate room. To use the toilet I had to leave the bedroom, enter the common area hallway, and enter another room. And the shower was in a separate, third room. I know with older houses we need to be flexible, but I wish this set up would have been more clearly communicated in the reservation options. Overall - it’s a quaint place to rest your head. I spent most of my time out and about anyway.

The room was not as in pictures - much smaller - and the bathroom very small. The bed was terribly hard/ firm, the pillows in the room were like a brick stone. Pains in the neck after first night. Asked for new, and got it - luckily. No taking out trash from the room, and no change of towels or glasses until the last day. Got a room on the second floor, long stairs and dirty carpet. The bathroom was very noisy, and not very clean - it looked as if it had not been thoroughly cleaned in a long time. Forgotten cleaning supplies in the bathroom. The hosts did not meet our request matter the change of dates and would not try to help - only refereed to ********** - even if we know they could help if they wanted. They had no information on how to easiest travel from the airport to the guesthouse - we had to google it.

We stayed here as a family of 3 with our 18 month old daughter. The owners were lovely and communication was great. They let us drop our bags before check in and leave them longer after checkout whilst we explored the Christmas markets some more. Our only downfall would be our bathroom didn't have a shower head on the wall. That and the location is a huge hill to the Christmas markets! We didn't mind the exercise but others may have a problem with this.

Some of the text I tried to send ********** to ask for help… I have an issue - and I tried to talked to the guesthouse - but they would not give me any service and would not meet our request... I was in contact with them in advance to change the reservation to one night shorter and tried to ask for some of the money back - but they would not help us. They said it was not possible, even though I know it is. I work in a hotel my self, and I know its possible - we do for our guests - service is important. Service is everything! I saw too late the deadline was 1.th june, but I tried to contact the hotel and asked nicely, just few days after the limit - did not get very nicely reply. During the stay they did not give daily service of changing towels and glasses, did not make our bed or filled up with amenities coffee.. - did not even take out the trash-bin.. The bathroom was not at the standard we expected, small and not clean… terrible noisy shower-arrangement, as a tornado was coming.. (I deeply apologise for the time we had to spend in the shower, to our neighbours…) Pillows like bricks, so we had to change them due to neck-problems after the first night… A bit far from the centre of the town, so great if you wanna have some extra exercise added to the stairs at the guest house.. I would really much aprecciate the host met us with the service of not taking paid for the night we didn’t spend in the guesthouse… In the end I was just happy to leave… we had told the guesthouse in advance - they could give the service… they just not wanted to do that…. Not very polite… Please reply………. (They did not even reply, when I tried to contact them again after the stay……)
