Fantastic customer service from Ian. Highly recommended. From free drinks on arrival to wonderful snacks and sandwiches at lunchtime at no extra cost!!! Cooked breakfast was good too. Accommodation is better than adequate and serves its purpose. The host certainly goes the extra mile.

My family and I stayed at the Brook barn b&b the night before my wedding and the night of my wedding. I can honestly say that Ian was just the best host! There was nothing that was too much to ask for. He was so attentive and made us all feel really welcome! I would 100% recommend staying here for any occasion, Ian is really good with his guests and makes you feel really welcome. His cooked breakfast was really nice too. Thank you for a memorable experience for a memorable time in my life.

Fantastic hosts, in a fantastic location! A Beautiful location to experience an English countryside. A picturesque setting, less than 10 minutes from Liverpool Airport, a wonderful home base for work or play.

Ian is fab and very welcoming.Its very secure with wooden electric gates to get in.Room small but lovely with kettle, tea and coffee. Great shower too.Key fob entry into main door and room door which works really well. Nice pleasant breakfast room. Cereal, yoghurt, bread products to choose from along with tea, coffee and juice.You can also order a hot breakfast but needs to be booked the day before at an extra charge. You could walk into hale village which would take about 15/20 mins

The reception and friendly welcome from Ian started things off on the front foot, even though we arrived earlier than the advised check in time. Ian is extremely knowledgable of the local area and Liverpool. Parking area is a good size and secure. Everything about the room was more than adequate and in a tranquil setting not too far a commute into the city £ 15 by Uber. Social area/breakfast room spacious and complimentary “uncooked” breakfast was excellent given the range of options on jams, toasts cereals etc. Would recommend this place without hesitation and return if necessary.

We booked this BB for Liverpool airport, as it’s very nearby, which was very handy. Unfortunately it’s a little too near as it felt like you were on the runway the planes came that low, they were very noisy & lasted til around 2:30am. The room was tiny with only one bedside table which was a little odd, and the bed was rather hard. But the worst thing was that the walls were paper thin & you could hear everything from the next room! And unfortunately for us they were talking & active until around 3am. Having an early morning flight this wasn’t ideal. There were electric gizmo’s but I’d rather have a good nights sleep rather than a remote to turn the light off. The outside was a little shoddy, the grass needed cutting & a bit of gardening was required.

Stayed overnight here recently with my son. Room we had was great, very clean and also really warm with the underfloor heating. Parking available on the property and secured with electronic gates. A short drive to the centre of Liverpool and a short walk to the village that is worth a visit. Very close to the airport as well. Ian is a great host and made us feel really welcome, a real sound guy. Breakfast we had was excellent and set us up for the day. Would highly recommend a stay here. We will be staying here again when we pay another visit to Liverpool

We stayed here for 1 night as it was so close to the airport. I can’t rate it highly enough. Ian was the perfect host and had thought of everything. The room we stayed in was at the end of the row with beautiful views over the garden and a huge field next to it. Access was directly from the garden so it felt more like a little cottage than a bulk standard room. Everything was there for you - tea, coffee, soap etc. We felt safe leaving the car as the property is behind electronic gates which you control yourself so no worries about leaving early. There are 2 lovely pubs within walking distance. The Childe did lovely food and the Wellington was great for the football and atmosphere. Breakfast was amazing. Cooked to order by Ian. The location was brilliant. Close to the airport but in a really lovely rural spot. Woolton village is close by which is full of lovely places to eat. We just absolutely loved it and as regular visitors to Liverpool we will definitely be back.

We stayed for a week (the plan was 5 days but we extended it since we loved it so much!) and I can't say enough good things about this place.... Our room was super clean and cozy, the breakfast was amazing, and Ian could not have been a better host (he even got breakfast pancakes for our picky teenager!). We felt truly welcomed and cared for. The location is also really great; close to the airport and walking distance to the village. The grounds are lovely and it's very close to the water. I can highly recommend, and I know for sure we'll be back!
