The photos on their website are extremely misleading — they look nothing like the cubbyhole we actually got. The bathroom was especially disappointing and nowhere near what you’d expect for $360 a night. There is no real reception — everything is handled through an app, including ordering breakfast, which you’re expected to decide days in advance. Breakfast itself was very poor. To make matters worse, a special dinner we had booked (for which they charged a 20% gratuity upfront) was canceled shortly before arrival due to low participation. They also charged 50% at the time of booking and the remaining 50% three days before arrival. The only redeeming aspect was the view, which was genuinely beautiful.

We stayed in the Pagoda House which was perfect for our family of 5. The resort was a PERFECT blend of adventure and peaceful relaxation. The option to kayak, paddle board and swim at the base of the waterfall was a huge hit with the kids. My (very brave) 10 year old and husband repelled down the waterfall and the instructors/guides were amazing and made my 10 year feel safe and confident. Breakfast was simple and fresh and delicious. Details were thoughtful throughout the stay. This included an honor fridge with wraps and snacks for guest arriving after hours (the resort is a bit of a drive from town), umbrellas placed throughout the resort, and water, coffee, tea and fruit always available to grab. The staff was friendly and very helpful. Even the little black cat was very welcoming. The whole stay was such a unique once-in-a-lifetime experience and I feel very lucky we were able to stay here. We stayed in the Jade Cottage. It was breathtaking! Loved sitting on the balcony, overlooking the waterfall. Will definitely be coming back!

My family and I loved every minute of our stay at The Inn at Kulaniapia Falls. The setting, the rooms, the staff, and especially the Chef's Table Dinner experience. The setting is so beautifully stunning that I wish we planned a day to simply stay on the property. The waterfall, the rainforest garden walk, the bamboo trees, the sounds of exotic birds singing - It is now what I imagine the Garden of Eden must have been. If you enjoy the calm spirit-rejuvenation of nature, do not pass up any opportunity you have to stay here! It is a once-in-a-lifetime experience. The rooms have a charming decor befitting this Hawaiian paradise, embracing the natural surroundings. The staff were all super sweet and accommodating, and they do it all: make breakfast, clean the rooms, act as a personal photographer, you name it! The breakfast they made was delicious and made to order. We didn’t get to meet the innkeeper in-person, but he was amazingly helpful and accommodating with our multiple reservations on the phone. The highlight of our stay was undoubtedly the Chef’s Table Dinner with Chef Lisa A. as our private chef and connoisseur. We felt so elegant and comfortable as we were wined and dined with such local luxury. As described, it is small, exclusive dinner with uniquely Hawaiian ingredients, created in the kitchen steps away from our table and the waterfall. Chef Lisa is a culinary artist, as well as brilliant chef! We felt like we were lucky tasters on an episode of Master Chef. We all got to taste and experience Hawaiian delicacies that we probably will never get to enjoy ever again. Chef Lisa was super gracious, generous and modest. She taught us a great deal as she warmly explained each course table-side. Her love of food and Hawaiian culture translated into divinely delicious dishes. Thank you, Chef Lisa, for all the magic you created for us in the kitchen! Our stay here, overall, could not have been better! We are so grateful that you had rooms available for all of us!! I booked six months in advance at the Inn at Kulaniapia Falls, drawn by farm-to-table dinners and cooking experiences. I expected the website marketing and booking conversations to align with what awaited me upon arrival, but I encountered unclear communication from management and shifting narratives that left me unsettled from the start. Before arrival, there was no advance notice or clear policy on dining cancellations, attendance requirements, refunds, or credits. The property’s website and our initial conversations did not outline any contingencies for Chef’s Table dinners, nor did they explain how low sign-up numbers might result in cancellation of the event. We learned after the fact from previous TripAdvisor reviews that the dinner would proceed only if a minimum number of guests signed up; four or fewer would lead to cancellation. This lack of disclosure about dining availability, short-notice cancellations, and on-site management’s lack of availability 24/7 contributed to a perception of misrepresentation. We signed a series of contractual acknowledgments during booking and check-in. Six hours after booking dinner at check-in, the reservation was canceled. Management said the chef had a family emergency. The abrupt cancellation, combined with the lack of a transparent policy, left us unsure about what to expect for the rest of our stay. The discrepancy between marketing claims, booking discussions, and on-site reality created a gap in perceived value. It felt like a bait-and-switch, a perception reinforced by later online reviews. The night we checked in, there was also no farm-to-table dinner served. Apparently, the cancellation of dinners is not an isolated event based on other TripAdvisor reviews. The absence of a clear dining policy—covering availability, cancellation terms, refunds or credits, and notice timelines—contributed to the impression that amenities were misrepresented. Evening staff coverage was limited after about 7 pm; when a shower delivered only cold water, no one nearby could assist. This affected our sleep and comfort, and suggested that support staff would be hard to find. The owner himself said that they “run a lean staffing operation.” Perhaps the price of the inn should reflect the “lean operation” they have. The location creates some limitations: the inn sits about a 15-minute drive from Hilo on a narrow, winding, single-lane road. Night driving is not ideal, and limited nearby dining options amplify the impact of any disruption to dining. The nearest alternatives require longer drives. Ultimately, the unanticipated cancellation of dining, unclear policies, and minimal evening staff reduced the perceived value of the stay. After the first night, we left for another accommodation because we felt misled and uncomfortable. While refunds aren’t always possible, misrepresentation of dining amenities and inconsistent communication were core concerns. We were charged for two nights despite checking out after one. If

My wife and I recently stayed at The Inn at Kulaniapia Falls during the Big Island leg of our trip, and we highly recommend it. When we travel, we always try to avoid the massive, pretentious mega-resorts. We specifically look for unique, non-crowded places that feel authentic, and this inn fit the bill perfectly. We stayed in one of the cabins, and it was the ideal glamping experience. We are big fans of tent camping, and staying in the cabin matched that close-to-nature feeling exactly, but with the right level of comfort. The breakfast was excellent, featuring fresh fruit picked right there on the farm. The staff was also fantastic and incredibly welcoming. Having the gated access made the whole place feel like our own private sanctuary. We really appreciated being able to just relax, listen to the water, and take in the falls without having to fight for space or deal with typical tourist crowds. If you want a high-quality, peaceful experience in Hilo that actually feels like a true getaway, The Inn at Kulaniapia Falls is exactly what you are looking for

The cabins are very much a glamping experience, and I was glad I had boots/rain gear, and an SUV to get to the site. But that adds to the charm. There is something special about waking up with the sound of the river and rainforest. I would recommend spending extra for the breakfast at least once so you can sample some of the food grown on the farm. The lights aren't particularly powerful, so I would being a torch if returning. Location is a short drive from Hilo, and I used it as a base for exploring Volcanoes NP.

My husband and I stayed two nights in an ensuite room. It was not fancy, but clean and and quite comfortable. We had a nice porch with a wonderful close view of the falls (with constant water sound effects and tree frogs.) There was a nice common room with kitchen, and snacks available. It rained a lot while we were there but still took the hike through the rain forest along the river. The entire complex is beautiful and the staff was extremely friendly and helpful. A place to go for getting away from hustle and bustle. We enjoyed the chefs dinner one night. I recommend booking directly on the website, then you will get complimentary breakfast. Also make sure you get your own bath; some rooms share. I would highly recommend this place.
