Of the benefits: clean bed linen, cleanliness in the room, free access to tea, coffee, boiling water and cookies. Excellent internet. There is a public area for work or a snack.
Of the minuses: a tiny parking lot for 3 cars, they make you take off your shoes and leave your shoes in front of the hotel entrance (this is not hygienic), a strong specific smell from the kitchen, a very cramped room, a small bathroom, there are no cabinets or shelves at all (instead of this, it is traumatic hanger with knots), a narrow steep staircase, and there is no elevator. I had to drag the baby carriage in my arms up the narrow stairs. Saw a big cockroach in the public area.

The service is very impressive. Arriving there is a bicycle to borrow as well.
The place is a bit deep, there is no 7-11. Probably more suitable for people who have a private car.

affordable room kind room owner The room is not very clean.
But can accept it. There is no restaurant or 7-11 in the room area.

Very good service staff, lovely, clean rooms, free drinks. Morning on motorcycles as well. Convenient.

The room is excellent for the price you pay. Bed is good, room is clean and quite, air conditioning, free bottles of water, small fridge, hot shower. You just sleep in the room because nothing else around it. Small family shops are near by for snacks drinks, and very good Thai fried chicken not too far. Restaurant not near but not too far either, can walk to it if you want. The archeological sites aren't too far, but not near either and you can't walk to them. If you are with car or motorbike that is your place. In alternative you can book a funny tuk tuk service that can take you around Ayutthaya for a fair price. I recommend for price-quality in particularly if you want a good room for three people.
