This guest house is located in a nice quiet area by the park. The room was clean and breakfast was OK. The owners were not particularly friendly, a bit cold. We certainly didn’t feel encouraged to engage in any conversation and ask questions on the local area.

Lovely place to stay. Hillary and Kelvin are great hosts, available yet unobtrusive. My room had everything I needed and was very comfortable. I was spoiled for choice at breakfast as there was a great variety offering cooked breakfast, cereals juice and fruit. The coffee was good and strong. Parking was easy across the road. They are located 5 minutes walk from The Walks and approximately 12 minutes walk to town. Had a very peaceful two night stay. Highly recommend.

First impression was good, plenty of parking near by, The owner greeted us on arrival but didn't seem very enthusiastic, her husband didn't speak to us, we were given the key to our room which was clean and tidy, tea/coffee etc, we never saw the owners again til next morning at breakfast but they didn't acknowledge us with a good morning . Breakfast is OK just wish they had been free range eggs.....The coffee was very good though.... Only down side is the fact that they are not that welcoming or maybe it was us they just didn't like, I wouldn't stay again as we prefer our usual B&B but we were given this place as a recommendation as our usual place was full for the dates we needed ... Its close to the centre through the very nice park

A nice B&B stayed 1 night. Guest house is on a quiet street near the town centre. Parking is on the street near the guest house, I found a space easily. My Room was clean, warm and comfortable with tea and coffee and private shower room. We were able to come and go as we pleased and the town centre is only a 10min walk. Breakfast was a small selection of cereal, fruit, croissants and a good full english breakfast all was delicious. Would recommend and stay again.

Unfortunately our experience at the guest house was marred instantly on our arrival. The lady answered the doorbell and her first words to us were 'do you have your masks with you?' I said they were round the corner in the car and I stood in the doorway whilst my partner went to fetch them. The lady disappeared without another word. We had no objection whatsoever at being asked to wear masks. However a friendly greeting or welcome or even a smile would have been nice after our drive down to King's Lynn. Other than telling us the basic information neither the lady or her husband spoke to us at all. This attitude continued throughout breakfast the next morning making us both feel very uncomfortable. Other than that the breakfast and room were OK although the mattress on the bed was really lumpy and uncomfortable. The location is fine within 20 mins of the town and parking is available on the street. We do fail to understand though how people who are running a business such as this cannot make some effort to be amiable to paying guests.

I finally found the beeches after several stays at different locations throughout kings Lynn, and it was by far the most welcoming! The hosts allowed me to leave my luggage a day in advance of my week long stay.the rooms were big, clean and nicely decorated.there wsd a tv, coffee and tea as well as hot chocolate in the room, which in my case was an en suite.the hosts were very friendly but not overwhelming and their breakfast was deliciously served up fresh every morning!my only regret was I didn't stay here the whole eight weeks I spent in Kings Lynn!keenly priced for the product served!

In the aftermath of the pandemic a well earned respite was needed from frontline working and it seemed everywhere was full or took the advantage to hyperinflate their prices. With that in mind how pleased we were to find this lovely B & B at a reasonable rate. Well presented, clean, and in a quiet area 30 mins walk from the town centre (well for us it was, dare say quicker if younger) through a lovely park. Parking, although on street, can be hit and miss. Our hosts were business like but amiable and made it all the better knowing they were fellow Pink Floyd fans! Good choice of breakfast and cooked lovely. Would stay again and recommend to others.
