Outstanding value and proper location for dayly visits into Venice (trust be, tram line is SO MUCH BETTER experience than suburban bus lines!).
However zero sound insulation. And heater in the bathroom was inactive.
If only sound insulation and quality of sleep would be better...

Wonderful small hotel in a very quiet neighborhood. Easy transportation to Venice and the airport. They have their own restaurant nearby, which was good. Breakfast was very plentiful. Staff was very nice and helpful. Would definitely stay there again.

Staff were very helpful and friendly. Room was fine and fitted our requirements. Very clean room and hotel. Room had a fridge which was useful.
Shower was fitted the wrong side of the bath which meant there was not a lot of room and water went everywhere.
5 minute walk to the tram, shop near the tram sells tickets, 5 stops from the heart of venice. Glad we stayed out of the way a bit. The amount of tourists we saw wheeling suitcases up and down stairs trying to find their accomodation.
