While I was staying at this hotel, there was a social gathering going on on the top floor. I could hear the music in the room even though it was several floors away. The staff are unapologetic. Overall, the noise level was felt to be unacceptable. Then I lived next to the yard and slept much better.

It's odd this hotel came and went in just a few years, as it appeared to be an attractive re-purposed property, enjoyed a good location and charged reasonable rates. A business casualty of Covid-19? This worsens a void as there's a serious shortage of affordable hotels in downtown Newark. The ones out by the airport are somewhat pricey and inconvenient if you're in Newark or NYC for work, school, entertainment or vacation reasons. There is certainly a local market for this sort of property.
