A lovely guesthouse run by C. She was welcoming and friendly the whole time we were there and the house itself has been kept/cleaned to a very high standard. Wonderfully comfy bed and walkable to the centre of Perth.
We’ve already pencilled in with C to stay next year when we’re down for the same event.

Spent 2 night in this small friendly guest house, Caroline was the best host, Warm and friendly, and very accommodating to my dietary requirements. The rooms were large and modern, and the small touches separates this guest house from the others, I would highly recommend the Rosebank

5 stars for this guesthouse! The owner was so helpful and kind, even when our ferry and train connections caused us to be late our first night. I can’t imagine a better experience and would highly recommend it. We had a wonderful continental breakfast.

Staying at Rosebank Guest House was fantastic. I was on a solo trip to Scotland and was very anxious about it all. Caroline was so welcoming and helpful, truly a lovely lady.
The guest house was spotless, super comfortable and clean. The room was very nice, posh bathroom and pretty decor, bed was superbly comfortable and it was brilliant to have a stocked fridge with fresh water and milk for a much needed cuppa!
Breakfast was lovely also, hats off to the chef! All round great stay, would recommend and I’ll definitely be back to stay again!

Die Inhaberin war einzigartig.Freundlich,interressiert,hilfsbereit.Es war sehr sauber,alles desinfiziert. Bis ins kleinste Detail fehlte es an nichts. das beste B & B in dem ich je war.

We had a fantastic stay at the Rosebank guest house. The guest house has been beautifully refurbished, our room was extremely comfortable, breakfast was delicious and the owners and staff could not have been more accommodating. We stayed there to watch the open and they even put notes under our door with the times the highlights were on the tele. We will definitely be returning and I cannot recommend it highly enough.

Good quality room. Excellent breakfast & a very friendly landlady in Caroline. I would definitely stay here again. I can recommend a visit to Scone Palace. If you get the weather (which we did) then there is no better day out. Interesting history & a great walk around the scenic gardens.

Just had two days in Perth staying at this wonderful B&B. Well situated a short distance from the theatre & good restaurants, this welcoming house is spotlessly clean with comfortable beds, plenty of hot water and the most amazing breakfast. Caroline, the owner, can't do enough for you. In short, the best B&B my wife and I have ever stayed in (and we have stayed in quite a few!)

Just returned from another brilliant stay at the Rosebank, our first break since lockdown ended. Its the only place to stay in Perth, Caroline goes out of her way to make your stay really enjoyable. Thank you Caroline you are a star, hope to see you again soon. Allan Christine Fraser and June.
