The location was perfect for us — only about a 10-minute walk from the Vatican, which made it very convenient. Unfortunately, that was the only positive aspect of our stay. We booked a superior room, but it was nothing like what was advertised. We were given Room No. 4 at 285 Flat, which had dirty walls, a broken kettle and no night lamps, and overall looked very different from the photographs online. The shower was placed inside the bedroom with a clear glass door, offering absolutely no privacy. I was traveling with my 14-year-old son, and taking a shower was a real challenge because of this poor design choice. The reception only operates from 8 a.m. to 8 p.m., and since we had an early check-out at 6:30 a.m., there was no information provided about where to leave the key. Breakfast is served from 8 a.m., which is too late if you want to attend a tour or visit the Vatican early (most tours start around 7:30 a.m.). This detail was not mentioned anywhere in the listing. We had prepaid €120 for four breakfasts for two people, but as soon as we arrived (around 2 p.m.) and found out about the late serving time, we cancelled them. The receptionist advised us to email the owner to request a refund, which we did — but we never received any reply. Overall, this stay was not we expected and definitely not worth the price we paid, even considering the good location. I would not recommend booking breakfast here, as money we paid is far more than what you would spend at a nice local café or patisserie.

We recently visited this flat and were very impressed with its location and surroundings. The apartment is situated just a short walk from Vatican City, making it an excellent choice for anyone planning to explore St. Peter’s Basilica and the nearby attractions. The neighborhood is lively yet charming, with plenty of great restaurants, cafés, and gelaterias right around the corner. You’ll never run out of dining options, whether you’re in the mood for authentic Italian cuisine or a quick coffee before sightseeing. The convenience of the area, combined with the vibrant local atmosphere, makes this flat a great base for enjoying Rome.

After 2 days when return to the room we didn’t have water service at all, contacted from desk they came to the room to verified information. We were told that we will have service in half hour, we decided to go for a quick bite upon arrival we had a note in the door saying that service will be restore next day. We try to contact owner again with no luck. After many calls to ******* finally they approved us to move to another location. Per locals( uber and other host) service was disconnected for lack of payment on the water service by owner. We ended moving all our personal belongings past midnight.

We booked what was advertised as a “luxury apartment” but from the moment we arrived, we were hit by a strong, persistent smell of faeces throughout the space. It was genuinely nauseating and made it difficult to even stay inside, let alone relax. We contacted the host immediately. After a delayed reply, they acknowledged the issue but then went completely silent and offered no resolution. No apology, no explanation, no follow-up. Just silence. We tried to book alternative accommodation but, understandably during peak season, we were unable to find anything else. The apartment was not only misrepresented in terms of comfort and quality, but the complete lack of responsibility or care from the host made a bad situation worse. This was one of the most unpleasant stays we’ve ever had avoid at all costs.
