Substandard, very thin walls, you hear everything from the neighbors to the hallway. Very small room. Sad bathroom with sad shower, photos misleading. We did not see the alleged table and chairs. Manageress doesn't know English 🙄

We were there in February 2024. Very good place with connection to many points, steps from Rome Termini, quiet area and, above all, incredible service. Very hygienic, comfortable rooms and spacious bathrooms. With nearby places for fast food, a supermarket three blocks away, everything is perfect, when I return I will definitely go again and greetings to Daniel, a spectacular host

Starting from the assumption that if I could I would put 0 instead of 1 but whatever. The only positive things are the location which is in the center of Rome, and the kindness of the girl at the reception who, despite not being Italian, therefore having some difficulty in expressing herself, still managed to make herself understood and be clear and helpful with us. Negative notes: if you buy a package on smartbox they tell you that you are in a premium double room, then you will discover that in reality there is no premium double room, and that therefore you will be put in a very normal room which also does not correspond to the photos in the smartbox and even with those on booking, nice stunt 👏; the cleaning of the room was really bad, there was hair on the bed, candy wrappers around that weren't mine, a lot of dust especially under the TV, no smart TV in 2024😂, and the towels had a little smell pleasant, air conditioning clearly with filters dirty from dust, because it did not heat properly but fortunately it managed to heat sufficiently; I've never seen such a poor breakfast service offered, they give you some pasta and then either water or cappuccino or freshly squeezed juice... no comment at all; I conclude by saying that if you book from smartbox you will not be shown the checkout time, nor will it be shown in messages via WhatsApp, but you will be the one who will have to enter the room and look for THE SHEET WITH THE RULES 😂😂😂😂😂😂 . Gianluca Vacchi from wish believes that we are still in the Middle Ages ahaha. In short, don't go there, leaving aside the smartbox, it costs a lot of money, around 80 a night, and at this budget it is much better. I forgot, arrogant and unsympathetic owner ⏰⏰⏰

The photos of the rooms are misleading, the room we stayed in was excessively narrow and to cross some sections it was essential to take turns, two at the same time was not possible, I'll leave you to imagine with the suitcases in the way. The dirty environment, visible dust on every surface, greasy stains on the bedside tables, crumbs from pizzas, food remains, hair and chocolate wrappers on the floor, perhaps eaten by previous customers. Cleanliness, I won't say hygiene, is not at home in this B&B. The lady who welcomed us was of few words, she took care of the payment procedures and nothing else. I advise against it.

Apart from the owner, owner or I don't know who Daniele is, arrogant and rude. Misleading photos. Rusty wastebasket in the bathroom, not even a towel holder or toilet paper holder. Shower that splashes everything with the old curtain still on, let's not talk about hygiene. Empty detached fridge next to the window with wires scattered around Sheets not clean at all Shower without silicone, all brown and encrusted Next to the TV a hole with wires, which is also dangerous.

It is located in an excellent position for those arriving by train, a few minutes walk from Termini station, and who want to quickly get rid of the burden of luggage. Check-in was complicated because the boy at the reception had obvious difficulties with the Italian language. The room wasn't bad even if once you move the curtain you find yourself facing an old wooden window with single glass which closes poorly and lets drafts pass through, always be praised this warm autumn. The real problem was breakfast, a service we only used one morning out of three. We knew right from the start that we should have done it in a nearby bar, never mind we're already out and ready to visit the city we thought even if it's not the best in my opinion. We arrive at the bar with the voucher and have to wait in a long queue, the bar is tiny and very busy. There are no tables inside, while the few on the terrace are all occupied. When it's our turn and we say who we are by presenting the voucher they tell us that we have to wait 10 minutes for the croissants and when we ask for the possibility of a lactose-free hood they tell us that they are not equipped to fulfill our request. We decide to leave, we are chased by the owner who tells us that there was a mix-up and that they didn't understand who we were. We return to the bar following her and she tells us that she has already reserved a table for us. The table is there, but there are three of us and there are two chairs. They bring us two cappuccinos, one of which miraculously contains soy milk and a chocolate and a slice of donut each, they also give us three more slices of donut and two bottles of water for the day. We left the vouchers for the other two breakfasts in the room and bought ourselves a pack of biscuits and juices for the following mornings having breakfast in the room.

ottima soluzione per pernottare a 5 minuti piedi da Roma Termini. Stanze confortevoli ben arredate e pulite. Colazione con voucher al bar dietro l'angolo. Daniele è un ottimo padrone di casa, saprà darvi preziosi consigli e venirvi incontro per qualsiasi esigenza.
