Just spent 2 nights at Willow Tree House - very comfortable room, great breakfast. Location great for walking in to Rye. We havent stayed in B&B's for a few years and this place restored my faith in these very British institutions, Recommended

To be honest somewhat disappointed with our recent stay at Willow Tree House. Really not 5 star! The room that we stayed in was at the front of the property and we hadn't appreciated how much road traffic noise there would be. The extra glazing no way eliminated the noise. The room was so hot and stuffy at night time and the mattress was not particularly comfortable. Breakfast - good selection of fresh fruit, however, the orange juice in my opinion was of poor quality and the poached egg served up was basically hard boiled. Never had a poached egg like it before ! Bacon overcooked - didn't seem to be freshly cooked. Overall average breakfast and overall average B&B and no way 5 stars.

I stayed here over the jubilee weekend and it was perfect, my stay felt relaxed, the owners were lovely and friendly and made us feel at home. The room was perfectly clean and the bathroom was so modern and luxurious (teas, coffee and biscuits freshly stocked every day, even bedside chocs!) The choice of breakfast was impressive and the breakfast experience was, again relaxing and friendly (sometimes breakfasts can be quite intimidating in B&Bs but the owner was so friendly and chatty it was lovely!) Also its the only B&B in rye to guarantee on site parking with your room! (Which was private inside a gated street!) Don't be fooled by google maps that makes out the B&B is quite a walk from the town, it's not in the slightest. 5 mins max as you walk round the canal. I was surprised that it is still very much part of the main central town after google made it look set back from the rest! All in all it was a great experience and the town itself is brilliant - so much to see and explore. We stayed 3 days and didn't get bored once!

This is an excellent B and B - we have only given 4 stars because our room was on the front of the house and there is a lot of road noise. The very efficient double glazing eliminates all the noise but leaves the room rather hot and stuffy, although the hosts have thoughtfully provided a fan which does help a bit. The room was clean with a lovely big bathroom and an efficient shower. The tea tray very welcome with tea, coffee including decaff, chocolate and biscuits . Chocolates by the bed every day were a nice touch. Breakfast was excellent with a good assortment of fresh fruit, cereals, yogurt and a cooked to order hot breakfast with a great choice. Secure car parking an added bonus in Rye when many properties have no car park. Very convenient for walking into town where there are plenty of restaurants -but book first as it can get very busy. Would highly recommend, especially if you book a room at the back.

Have just spent two nights here with friends. We were greeted with a very warm and friendly welcome along with helpful information and a town map. Room and bathroom was spotlessly clean, very comfortable and provided a number of thoughtful items. Breakfast provided a good choice of yogurt, cereals, juices, fresh seasonal berries and fruit from the buffet while hot items were cooked to order - the scrambled eggs were perfectly soft and fluffy! Secure parking on site is also available while Rye is just a short walk away for a range of cafes, pubs and restaurants. Willow Tree certainly contributed to three very enjoyable days exploring the local area. Many thanks - your hard work and attention to detail was much appreciated!

This was our 4th time here in under a year, all rooms are wonderful, very clean and cosy (but not small). The place is run so efficiently by Lisa and her family, and it is a pleasure to go back whenever possible. Breakfast is excellent, parking is free and secure, and the beautiful centre of Rye is a couple of minutes away on foot.

Beautiful, clean , great breakfast with lovely staff and very nice rooms . Being on a main road, it can be a little noisy at the front of the house from early morning . The breakfast was excellent with plenty of choice and there were some nice treats in the bedroom( chocolates, biscuits) and a well equipped bathroom. Easy walk into Rye. Oh, and a very nice dog ( we were asked if that was OK!)
