On flying out of Luton we decided not to fight the M1 south with the Monday morning commuters and stayed here overnight, what a good decision that was. The location is lovely in a beautiful farm setting with a large courtyard servicing the rooms. We were greeted by Katie who was lovely and welcoming and shown to Stable 3 in the far corner. A lovely appointed room with a king size bed, TV, and wet room, everything very clean and tidy with a very good selection on the tea tray, plenty of towels. The bed was very comfortable and the bedding of a high quality. Yes there is road noise but it's more background noise and can't be avoided so you take it as one of those things. Breakfast was very good with cereal, juice, lots of fresh fruit, yogurt along with tea and fresh coffee. I opted for poached egg on toast and my wife had beans on toast with veggie sausages. We loved the room a proper farmhouse character room with fireplace and flagstone flooring in the hallway, and lovely countryside views, perfect retirement house! So for £95 it is on a par with hotels at the airport but for the homely feel and the service provided we will now always return here if we ever fly from Luton again. If you are reading this then take my advice and book here, it's also an easy 12 minute drive to Terminal 1 car park. The Fox pub is 5 mins away for your evening meal, also very good.

I booked an Afternoon Tea for 7 of us ladies to celebrate my sisters upcoming wedding. There weee 7 of us cousins and sisters who wanted to do something nice. At the time of calling in to book - I was asked to pay for the whole thing up front. Couldn’t leave a deposit. I was told the menu for teas and afternoon tea would be emailed as I mentioned that 3 of us would need the vegetarian option. Nothing was sent. Emailed them still nothing and the evening before I sent a message via their online form to confirm 3 veggie options. On arrival there was confusion when we asked for 3 vegetarian for the afternoon tea. The Tea options were not the same as their options available on their website. They didn’t even offer a Tea menu. The waiting staff were in panic mode and initially I was blamed for not letting them know. When I asked for a refund - a manager came to speak to me. In the end we agreed to stay and were offered a round of complimentary drinks but were told no cocktails available. The crockery was cracked. I had to ask for it to be changed. The bread on the sandwiches were stale. And the Prosecco I paid for was not served until much later when I reminded them It wasn’t until 45 mins into us arriving did we get served. The staff were extremely nice but overall - I would NEVER book an Afternoon Tea and advise others not to. I should have gone to my usual Sopwell House but thinking I would try a different place I tried here. Big mistake
