It seems each time I go, it gets better and better! Cassandra Delaney is the best Manager for this property. Including the owners, Casey that worked on May 16, I had never met, was also a sweetheart. Both, Cassandra and Casey made sure my check in was quick, offered extra towels and pillows. Cassandra makes sure all the guests are comfortable. We were at the pool, and she comes inside pool area making sure there's no dangers, trash, and guests have their pool bands. My room was comfortable, clean, right by the pool. Breakfast again was hot and fresh. I feel special when we come now. Thanks Cassandra and staff. Also, The owners for making this huge change.

The area/property is actually quite lovely; however, the hotel is quite old and needs to be updated. I didn’t mind that, but there were several baby roaches in our room, and the air conditioner did not work, and those are things that do matter! 😩 The dining area was clean, the food was delicious, and the front desk clerk was very nice & helpful. But that will be our last day at the Hotel Francis. 😑

This place is nasty,everything in the room is broken. My wife had to clean the room for us just to stay in it. I wouldnt recommend this place to anyone

miserable,
this is a $60 hotel for $144 due to a festival in town. i’m not there for festival.
where do I start hey let’s make a list.
1. nasty water being pumped into gravel in front of room.
2. shower wall never washed
3. toilet paper wad in bathroom
4. paint massively pealing from Bath ceiling
5.all exterior unkept
6. front desk said call if need anything (lie)
7. owner refund processing null/void
8.walkways massively peeling

Hotel Francis is a work in progress. It is a sprawling two-floored structure that harkens back to 1960's era of fine motor hotels. New management has an arduous task ahead of it. Many features need to be updated but the staff works hard to correct issues or move you to a better spot if an isdue can't be remedied quickly.
We would stay here again in a heartbeat because other aspects are wonderful. There is virtually no highway noise. The driveway is crumbling but the surrounding live oaks have been trimmed effectively and tastefully. The lake is a lovely backdrop for an afternoon stroll.
I loved the "Southern Supper" of chicken & dumplings. It's only available Mon-Thurs but it was great. Hotel Francis is veteran friendly, aiming special deals toward vets.

Very nice and in a great location, quiet and clean. Loved the view and the rustic area. Good stay on the way to Angola, just 30 minutes away.

No tv service and brown contaminated water.

The bath dripped water unceasingly. No working television. We had to leave it was so outdated and unkept.bathroom fixtures had rusted.
We are asking for a refund .
