The property has a very nice view of the bay, which makes it worth the stay. The pool and patio area is really nice, clean and enjoyable. It's a short walk from the center of the town but the last part is uphill. The only issue we had is that the room (pool view) we had is right next to the kitchen and there were a lot of ants, and the garbage is next to the room door. The cabin rooms seemed much better options.

We booked this hotel for a nice relaxing weekend away from where we live in Nicaragua. One of the things that drew us in of course was the great View and hot showers as well as a kitchen. Once we got there no one was there to open the door breed us tell us anything the maintenance guy had to call the front desk which is at another hotel in town we never formally checked in nor did we see any other employee at this hotel. We had to wait for our room because there was no maid to clean and then we got to the room we were informed that our sink was broken hopefully they would get it fixed. We were tired after our long trip but just getting down the stairs was hazardous there are no railings the carpet is loose the bricks are loose the cinder blocks are so old that just brushing up against them exposes the rebar and I got cut. The room was a nice size it had a balcony I wouldn't push against the railings you never know but the room was dirty there was dust on the mirrors there was dust on the floors dust everywhere no hangers no amenities except use soap in the dish on the sink and two small of unwrapped soap on the bed on top of the towels. When we turn the shower on that night the shower head is need of deep cleaning or replacing because the water was barely coming out and the largest amount was hitting the walls and the water was cold. This hotel advertises that they use solar energy for the hot water and we were advised that hasn't been there and many years. When the plants are getting watered you can not even flush the toilet. When we needed a taxi we called the number listed which was to the other hotel and it took 30 minutes for someone to call us back by then we had walk down part of the hill and got a taxi. The kitchen is not organized there's no dates of people's names checking out so food can be thrown away so who knows how long some of that food had been in the refrigerator and the sink the little rubber thing they had so the sink doesn't get scratched when we lifted it it was full of mold and gook and smelled terrible. The stove was dirty but the whole kitchen just was dirty. Even our taxi driver when he picked us up said wow you couldn't walk down these steps drunk could you I said people try. The pool was kept clean the grounds were watered and kept clean but it took over 24 hours to get our sink fixed and required one of us to be in the room with the maintenance man which ruined our afternoon. The view is great but the property is unsafe dirty and has no one representing the hotel there that speaks English which they do advertise that they have a 24-hour desk not on site and they should list that. I tripped three times off of the green outdoor carpet to go sit in a chair on the deck because it was loose around the pool it's loose solar lights are electric lights around the steps or exposed and broke. Tiles on our casita roof were broke which allowed light on over the bed. This overlooks a rural area chickens and dogs bright and earl

Reserved bungalow for my wife, myself and son. This was confirmed. They said our reservation was for two adults. They allowed us to have our son for $20. more than the agreed price. They said it, accept this or cancel. They threw a mattress on the floor for the boy. They said that the room would be furnished with a television, internet, a desk and chair, towells and toiletries. It was not. In response to my comment they said we could cancell. This after a 3 hour trip to geg there on Holy Thursday in SanJuan Del Sur. Our bungalow was many floors down. It was a literal climb down and up narrow, winding, steep and uneven stairs which I fell down. At night the stairs were uneven. There was a small padlock for the door but there was no latch for the inside. Breakfast was fine but they did not have butter or margerine for the toast and pancakes. This hotel was bad beginning to end. And yes, they were rudr.

Very pleasant and quiet place with a beautiful view and within walking distance to town for the bars, shopping, restaurants, etc. The setup was unique. . . boutique type of place. The house has a large common area (living room, dining, and kitchen). Off to both sides of this main area is a beautiful bedroom with a private bath (nice hotel room design). Outside my room I had an infinity pool looking out at the beach . . nice. And in the morning, the woman that manages the property made me a great Nica breakfast with fresh coffee. Actually wish I could have stayed more. Highly recommend.

What an utterly disappointing experience. The on site staff was unfriendly and unhelpful. We booked Seaview Bungalow that had no sea view at all. It probably did years before atrees on a neighboring property grew, but it doesn't now. There was no hot water and the staff said it was under maintenance which they could have advised prior to check in and we would have gone elsewhere. When asked if we could move rooms as they were obviously vacant we were told no their hot water was under maintenance as well which was clearly a lie as these well separated bungalows could not possibly have 1 central water heater. The room was dirty, there was no drinkable water available for purchase or otherwise, and when we inquired about the included breakfast we were told it wouldn't be made until 8:30, well after we were going to leave for the day. I would definitely pass on this place, it is basic hostel level accommodation with a bad attitude and at 4 times the price

I had an incredible experience here. The place was so serene and relaxing - the pool was wonderful and it was a great spot for sunset. Stuff very friendly. Set back slightly from downtown - I found it easy enough to walk down with my backpack but I got a taxi up. There was a tiny amount of noise from the city below, but once I closed my windows I didn’t hear anything. It’s very safe - a guard on the road to stop vehicles getting up the hill, it’s like Fort Knox with the security and also felt safe by the walk arounds that the staff did during the night. Shower wasn’t the hottest but I stayed in 11 hotels in Nicaragua and this is standard. Regarding some of the points that others have made about bugs - the worst I saw was some black ants by the pool, but if you think about the location it’s hardly surprising. Nothing in the room, no mosquito bites etc and I’m usually really susceptible to these things. I would for sure stay here again.

My partner and I decided to book this hotel as it seemed like it would be a nicer place to rest than a hostel and to enjoy the pool with great views. For positives, the staff was really nice and present if there was any questions we had. But I really am writing this review because the listing is not accurate to what the place provides. For starters, we booked the bungalow with the balcony and when we arrived, there was another couple who was given our bungalow and we "had the option" between two other side cabins. This was disappointing from the start because we booked the specific cabin we booked for a reason. The listing says there is a stocked mini bar we can help ourselves too, and there was nothing of the sort. The fridge in the kitchen did not have anything either. Keep in mind this "hotel" is a bit of a ways out of town up a steep hill, far from any other places that offer food or drinks. The listing also says "Yoga classes are offered at the gym" ? There is no "gym" or yoga, just a mat provided for a self guided practice. The wifi would barely stay connected for more than 5 minutes at the cabin. There are dogs in the neighborhood that bark all throughout the night (not the properties fault but it should be noted). This property is nothing like a "hotel" and more like a hostel airbnb that provides the bare minimum for the rooms and experience. With so many options in SJDS, I highly suggest choosing a different place to stay.
