We love the stay and the service over there.
The apartment is so spacious and even have a mini golf course for my son to play ..
it is an awesome experience and a great deal to stay there and pay at such affordable rates, too good to be true.

A lovely large and clean apartment (Cosmo 402) in a very convenient location. Close to Shizuoka station north exit, Tullys just downstairs, Ichiran & other eats very nearby and near departmental stores. Great for family of 4. The instructions provided to find the reception were clear and helpful. Reception staff were very polite and helpful. We arrived earlier than check-in time and they transported our luggage to the apartment while we wandered around the area. There was a large bath tub and sink. Amenities provided were also good, good hotel standard. Small minor points were the lack of counter space to put toiletries, and a flight of stairs to lug the luggage down. Highly recommended.

Check in was smooth and even though the hotel was slightly further out from the reception, the hotel staff transported our baggage there for us. The staff were very lovely and kind. They even gave us ¥1000 coupons to use around the shopping district which we appreciated very much. Room was spacious and clean, with good amenities. Only issue we had was that the room we were in, the water could not maintain its pressure and heating; and it took a long time to fill up the bath tub. Other than that, we had a lovely stay in Shizuoka and will likely return again.

Starting with the pros: - Very friendly and helpful staff who tried their best even if it’s not easy for them to communicate in English and we don’t understand Japanese. - Good location in a walkable distance from both Shizuoka station and Shin-Shizuoka station. Endless choice of restaurants and many shops around. - Spacious room, with separate living area with tatami. The negative: - Below standard cleanliness for any hotel I’ve stayed in in Japan. Mold was starting to build in the grout in the bathroom and spider webs on the ceiling. - There was a faint but constant smell of sewers in the room, despite the multiple air filters and diffusers that were already installed. - It was a surprise to me that it’s not a conventional hotel. The rooms are scattered across several buildings. This was not a problem in itself but it was very difficult to find the entrance to the reception lobby, which was located in the basement level of a separate building. Overall, I was quite disappointed with the stay. At this price point, I expected much better attention to details and cleanliness.

2 adults and 4 children stayed at "Masatoyo" for 2 nights and 3 days. As mentioned in other reviews, it is difficult to locate the front desk. The interior looks great. However, there are stairs to the 3rd floor, so be careful if you have bad feet. Although he is not a germophobe, he is very proud of the blinds and speakers in the living room. Then, just before 7 a.m. on the second day, they noticed a water outage. It was a shock. When I contacted emergency response, the person in charge of waking me up explained in a familiar manner, ``Please wait about 30 minutes for the water tank to fill up.'' I have a hunch that the water is often cut off. Is there a water outage overseas? I thought so and it was restored in less than 30 minutes, but I was not convinced. After 9pm on the second day, while I was taking a bath, the hot water stopped coming out, and I was shocked again!
I tried contacting emergency response many times, but they never got through and I never got a call back. Hot water was restored in less than an hour, but it was not satisfactory.
I think this is a problem because it is a facility where normal things cannot be done as usual in accommodation facilities.
Please make improvements.
