Very friendly Host. But disappointed about the spiral staircase not being highlighted in on line booking property description or Host Information. I still had difficulty finding any information about it on the website. Also I read where a recent guest was upgraded to a cottage for free when we had to pay £60 cash, which came as a bit of a shock, because we had no other choice but to pay. We are in our 70s and my husband has a disasability so would have found it difficult to climb a small metal spiral staircase with a suitcase. Also in the description, it says Full English Breakfast and I naively thought B & B, as per the sign outside meant Bed and Breakfast, not one that has to be booked and paid for in advance. To Lynn, the host, please can I suggest in cottage 2 change the dressing table and replace with a small wardrobe, which would be so much more useful to hang clothes rather than on the back of the shower room door. Especially if you have guests that are staying for a wedding and have nice clothes to hang. Also hot water (broken tap), in the kitchen would be useful to wash up and put away the crockery and utensils as per the printed request messages. It was rather weird to also read a note asking to put disinfectant down the toilet before we left. A blackout blind on the very large skylight would also be a good idea as the early morning light woke us at 6am, along with the builders in the next cottage, van outside our window, leaving for work early. I would recommend to people, but to make them aware that it is an old property, (not really a cottage) so there are cobwebs and dust everywhere, but that did not bother us (we are not competing in the TV series of 4 in a bed !). Also if staying in the cold months, take jumpers and slippers as the floor is not carpeted and there are stone tiles in the shower room that has no heat. We could not get the wood burner to work as the logs outside were uncovered and damp and it never got going, so we just covered ourselves in the rug provided. If you need to eat out, there is a pub in the village called the Fox, but they are not very friendly and you need a mobile phone with a Q code reader app to see what is on their menu, as paper ones are not available and you also would not be able to get a coffee after your meal as they don't serve hot drinks. So instead it was a 5 minute drive up the road to the Toby Carvery where all the staff are friendly and welcoming and you can have a great meal for less than £10 a head.

Don't understand the poor reviews for this place. It's ideally located for York yet quiet and peaceful; room was comfortable and well furnished, friendly hostess, very reasonable rates. The property is old, with plenty of quirky features preserved through modernisation. Access to the rooms via a spiral staircase that is a story in its own right. Not quite spacious or luxurious enough to get five stars, but for a overnight stay near York, which was what we wanted, it would be hard to fault.

We stayed for a night with our 5 month old baby whilst visiting York. Last minute booking and the owners were kind enough to upgrade us to a lovely cottage with wood burning stove at no additional charge! Fantastic experience from start to finish we loved it and can't wait to go back. Thanks for an amazing experience.

We enjoyed a stay at one of the cottages at the rear of the main B and B , it was clean and comfortable also very warm with a log burner. It is ideal for trips to York and Scarborough, it was also dog friendly and our Border Terrier really enjoyed her stay

We booked on *********** a week before we went has we was going for our anniversary for me and my hubby . On the Tuesday we had to cancel 5 days prior to going has my mother in law took poorly had massive stroke so we couldn't go . I messaged *********** and told them I wanted to cancel booking and gave reason why 2 days later *********** emailed me saying they was still waiting to hear back from the hotel. I got message by text Saturday night at 7.30pm saying we couldn't book in now has booking in was between 4pm and 7pm and now was 7.30pm I sent the lady a message explaining all this she didn't reply back till following morning at 7.45am simple saying OK sorry I even text her saying we had emailed you threw *********** and now we had lost £190 not only did we loose the money but also we now have to deal with my mother in law who had massive stroke and she is only 55 . I'm glad we didn't go as the reviews I read was terrible saying it was cold dirty and the owners was very rude . The lady who messaged me over booking in didn't even ask if we was OK has we didn't book in for all she knew we could have been in accident or took poorly. Never again would I book here again I would rather pay extra and stop in holiday Inn or Premier Inn that way least I know its clean warm and you don't get robbed . I believe she had email from *********** but she chose to ignore so she could keep the £190. Has when I booked the room on the website she emailed back straight away saying we could book in to the hotel at 3pm an hour earlier then you should be . People stay well clear just because it might sound cheap and cheerful don't get ****** into it because in end you will get ripped off and if we did go I would have left straight away with photos I have seen on reviews !!!!

The cottage is teally sweet in a nice location with a bus right outside. The couple were really lovely and told us everything we needed to know. The reason i havent rated it high is because the wall are super thin! Privacy doesnt really exists so its not great for a couples holiday. Also the toiletries for the bathroom was just handsoap. Overall a lovely little place but sound proofing is needed and more bits and toiletries in the room please!

We arrived at 4pm for check in and owner was not there so had to wait for their arrival. The cottage itself wasnt to the standard we believed that 140 pounds is worth, the kitchen cabinet broken and half painted. The cottage did not feel clean, dead flies were found on the bedroom window and dark hair on the white bedding. Very very basic and small.
