The staff at Livemax are basically all foreign workers, so you should be aware of that when making a reservation. I often see Japanese guests having difficulty communicating at the reception, but if you're just staying overnight, it's not a problem as you can just check in using the machine.

We stayed for two weeks, the location of the hotel was very good, they were cleaned upon request (stick a magnet on the door from the outside until 10:00 in the morning). The amenities are decent, but we couldn't find a toilet brush. There is a coin laundry, vending machines with drinks; You can buy powder at the reception if you don’t want to go to the store. We were pleased with the accommodation. From the window you could see Tokyo Tower (illuminations until 00:00).

The location of the hotel is still very good. The hygiene itself is also okay. The hotel's service is basically not service. No request will be made. There is absolutely no point in treating customers as customers. I will definitely not come here again next time.

The hotel is close to some metro stations which you can easily use to reach many tourist places but could be closer. The room has almost everything one could need: a refrigerator, a big TV, an AC, even a hair dryer and an air purifier, it wasn't big but enough space for one me and my luggage.
The bathroom is a combined bathroom which may be unfortunate if there is more than one person living in the room. The bath was too small but good enough to take a shower. The bathroom had a TOTO toilet (the one that washes one's ass) which I came to like.
The room cleaning can be done as often as asked for.
2nd floor has laundry with a washing machine that needs coins to run. On the 1st floor there are several drink machines that sell water, tea, coffee, soda, beer even.
Additionally, they allowed me to check-in earlier than the allowed time, I came there almost an hour too early and it was indeed very helpful.
Overall, I enjoyed my stay in this hotel.

It can accommodate 2 adults and 2 children in a room with 2 double beds. After putting down 3 suitcases, there is still room to move around, but only one suitcase can be opened.
