Nice hotel good location easy to get to main land city too but also close to all the major activities and beaches Room clean and spacious comfortable bed good view of ocean Rooftop pool and bar with view over ocean and beaches Staff friendly but a little bit more knowledge would have helped! Asked if we could hire a couple of cycles but said they don’t have any asked if they knew where we could hire them and they didn’t know but as soon as we walked down to the main road we found some self renting cycles… also asked where you can smoke and was directed to go through other hotel and out where the 7/11 24/7 shop was and there’s smoking area in courtyard but when we went back to our hotel we found a smoking area on the rooftop not sure why they didn’t tell us this… Entrance to hotel a little hard to find as you access it via underground car park or via the other hotel Would stay here again though..

I love this hotel. To be honest, I didn’t expect much when it comes to old and vintage hotel. But when I entered the hotel, I found the hotel is quite special and unique. Yes, it’s old and vintage but it is also well-maintained. For the room, I like it because it has big windows including bathroom and the sunshine can get through. For the location, I like it because it is so close to the central bus stop, Eatery Streets and Polynesian Spa. Because I don’t drive so location is very important to me. Like many other places in NZ, this hotel seems to be short staffed too. But the staff still did the best to serve. They are nice and friendly. I wish I could stay in the hotels for a few more couples and enjoyed the unique atmosphere there. I would stay again if ever I go to Rotorua.

I stayed here for two nights in May 2023. The hotel is located on the main street in Rotorua, about a 10-minute walk from the main shopping centre. Just up the road, about a 5-minute walk away, there are a couple of supermarkets. The airport is a 10-minute drive away. The hotel has plenty of parking. The room was very big with a small kitchenette, large bathroom, table and chairs etc. However, the room was showing its age and could do with an upgrade. Unfortunately the room was cold. I had the heating on but, given the size of the room, it took a long time to heat up. It was uncomfortable. There was no extra blanket for the bed. The wifi worked well. The service at the front desk was good. For what I paid, this hotel was good value. However, for my next trip to Rotorua, I would be prepared to pay a bit more for something warmer and more up to date.

Very clean, has everything you need. Wasn’t able to check in by 630pm, called them in advance to inform and arranged for a self check in. Emily was very kind, explained the steps over the phone, and texted again just as a reminder. Self check in was very easy and convenient. Instructions were attached with the key, documents were neatly placed in the room. Only downside was it wasn’t very close to the supermarket/shops, probably about 15min walk, but it was raining so took us 20min. Driving would have been better. Please note there’s no lift, so we had to carry our luggage to the 2nd floor. Overall, would come back again, it was still a great stay!

We had our dinner at the in-house restaurant (The Grill). It was fully booked and was really busy. There was only 1 lady looking after the bar and the restaurant. Despite being busy, she delivered an exceptional service to us and even to the other customers. We will definitely come back for the service, though the hotel needs some TLC.

Was one if the cheaper options for our dates, we were pleasantly surprised. It looked and smelt new, had elevators to our floor. Room was small but practical, had fridge and jug. Bed was a double and quite small and for some reason seemed short but we slept OK. Very clean and well kept. Had small full length widow that looked into small atrium of the other rooms. Only negative was when the toilet was flushed, a sewerage smell came up through the drain. Easy parking, bottle store and restaurant on site but didnt use. Situated almost opposite luge. Had a car so location to town was not an issue, however, there were fast food outlets within walking distance that we noticed anyway. Overall, was good for our needs and would stay again.

Booked last minute as a birthday treat. Did not realise on booking that you had to check in before 6pm, I called at 5.55 to let them know we were 10 minutes alway but no answer. Arrived just after 6pm, had to call the after hours we were meet by a man, we had already prepaid the room which was $266 for a bottom floor, one bedroom apartment. He told us we needed to pay a bond which I assumed would be $50-$100. We had to pay a $250 bond upfront to stay here. That was our dinner and activities money for the night. So had to cancel our plans. The room was dated, there was no body/hair wash left. There was no milk in the fridge so couldn't make a hot drink. As others have mentioned there are signs all over the room about extra charges, if you ring them after 9pm for anything you will get charged, if you leave anything in the room you will be charged and even more unnecessary fees. Tiny rubbish bin. The room was a good size but the headboard on the double bed isn't attached so everytime you turn over it bangs and so when you are there for a child free night you can imagine how much it was banging. It was right next to the road and it was a raining miserable night and it was loud, cars driving past, people walking/running past you can hear everything, image it during the busy season. The noise from the above room you can here people walking around. We were quite disappointed so I had a look at the other reviews this morning and I really wish I had of read them before booking here :( On check out which you had to wait as they are only there at reception between 8.30-10am on weekends. I asked the man to refund my $250 bond and he said that he can't and it won't be refunded until about Tuesday but it can take 10 business days. We had said about the missing amenities and he didn't care. Then we asked about all the bad reviews and he started getting angry. My husband reliased we had left a bag in the room and wanted to go get it and as we were approaching the room my husband made a comment about no wonder you have so many bad reviews and he told my husband to shut his mouth and he locked the room door and said to get out! He was not going to allow us to go back into the room to get our things. And said to ring the police if we wanted our stuff back. By this stage my husband was really mad and I ended up needing to call the police so they could go get our stuff from the room. Our uber driver had shown up and manager/man on reception had disappeared and some other lady that was obviously to what was happening came out and I said can I just get the key and I'll go get our stuff since we don't actually have to check out until 10am and she was saying I can't, I don't know what is happening. A couple minutes later she comes back in with our bag and continued to argue. Even the uber driver heard it and he is a 70 year old man and he came in to the reception and said they should not of been treating customer how they treated us. I will be going to

I stayed in the Sudima Lake Rotorua Hotel for three nights while attending a conference. The Sudima was selected as it was the cheapest of the four listed by the conference organisers. The accommodation and buffet breakfasts were standard and wouldn’t in themselves warrant a review, either positive or negative. What did warrant a review, however, was the check-in experience. This is the reason for the level-two rating. Having stayed at a range of accommodation – from higher end to backpacker - I cannot recall anything like it, either here in New Zealand or overseas. There was one person at the reception desk and only one other guest checking-in before me. That check-in took a seemingly interminable time, but that can happen for whatever reason. My check-in appeared normal, but thereafter the experience ‘went to custard’. Assigned a room on the third floor I duly went with my bag to the room. Arriving there the magnetic door card wouldn’t open the door. I then returned to the reception desk, explained the situation and was provided with a new set of door cards. I then proceeded back to the third floor and, yes, the door cards this time successfully opened the door. However, upon entering the room I was surprised to find evidence that someone else was using the room. Material around the room showed that this person was also a conference attendee. (Interestingly there was a half drunk bottle of whisky on a table, but alas it was a blend and not a single malt so there was no temptation to take a few swigs.) Using the room’s telephone, I called the reception number but there was no response. Anxious that the room’s inhabitant may return I returned once more to the reception desk to be provided with a new room and corresponding door cards. Another ascent to the third floor finally eventuated with valid room occupancy at the Sudima Lake Rotorua Hotel. The time lapse since first entering the hotel stretched to about 40 minutes.
