Love convenience location but when you booked in app you will got old Building. Like a small kitchen in the room. Tiny Dishwasher was surprised me. Smart tv box is excellent for my Entertainment. Only problem was hot water temperature when showering. It's hard to control stable warm. Too hot and too cold. The towels supposed to change after second day stay that notice in the bathroom but it changed on fourth day of six days.

Was an ok stay for one night slightly higher pricing and the mattresses were a bit past so not a good sleep unfortunately then we were rudely awoken by someone bashing on our door and didn't stop til we opened it only to go sorry wrong room this was at 7am unfortunately we left before open hours of the office or we would have asked for a partial refund on our stay

I like the location and Bay of Island is beautiful. Admiral's View Lodge is clean, quiet and offers self driving traveller's everything what one needs. Paihia's small community is nice, friendly and one can feel safe. I lost my mobile phone while I went out for dinner and found it in the next morning thanks to the lost and found board in the community.

The location is great, a few minutes walk to beach front and maim centre for food. Amenities include cutlery, fridge, microwave, kettle etc. Only thing is there is no air-conditioner but fans were provided but luckily it wasn't too hot when we were there but in peak summer, no a/c would have been bad.

The images are a little misleading. For the price, you expect it to be basic, but not uncomfortable or unclean, but that's just what it was. We uncovered a number of issues during our stay: the only heating provided was an ancient oil heater, which, in NZ winter, meant an absolutely baltic room. The bathroom was like the 3rd world: broken light, broken extractor fan, mildew-covered toilet seat. Bedding was damp due to high moisture levels, and this meant that when we left the heater on so that the unit would be warmer upon our return later in the day, the whole room smelled of damp. Also, put in that it was an adult and two teenagers staying, and they decided to put the two teens in a single bed. A frayed and dangerous cable provided on another heater which we requested. Sofa was broken, however this issue was fixed by the attendant, who was incredibly kind and helpful. It seems the establishment may be undergoing some work in the not too distant future, but until then, I'd give it a miss. Plenty of better options elsewhere in Paihia or even in Russell across the bay.

I booked this place first and then found the reviews on here which then made me a bit nervous about what our stay was going to be like. But after staying here I wish I never read the negative comments as I found we had nothing to worry about. This place is absolutely fine and you get what you pay for. There are definitely better places to stay at but you will be charged for these types of places obviously. The room we stayed in was actually good and was modern (modern TV, air con, carpet, beds). It was clean and tidy and looked like the photos that I had seen online. The room had a private bathroom, tv, air con/heater unit, kettle, mugs, tea, coffee, sugar, small dining table/chairs and the beds. The beds were clean and comfy. Wifi worked well from our room. We didn't use the communal bathroom or kitchen but had a look, and these rooms were basic, but clean and tidy. Nice deck and close to Haruru Falls. Plenty of parking and friendly staff. I would have to say the gardens/outside areas could do with more work/maintenance but overall this place was great and good value for money. You get what you pay for and it depends on your priorities when it comes to accommodation. I just like a place to be clean, tidy, friendly and look like the images online/no false advertising and this place ticked all those boxes!

We loved our stay here. Our second floor corner suite had gorgeous views of the bay and sunrise. Fantastic location as it’s a short walk to restaurants, bars, and the ferry wharf. Waitangi is a short drive or walk away. Our suite was immaculately clean and had everything we needed for three nights. The bed was comfortable, and we had plenty of space. Lyn was warm and friendly and gave us good local recommendations. We would happily stay here again!

We spent just one night here but really wish we could’ve stayed longer. The bed was amazing - it was firm and supportive and felt like my own bed back home 👍🏻 (no the run-of-the-mill squishy topper). The unit was immaculately clean and attractively decorated. The sparkling pool was too tempting to miss so had a wonderful swim after our day’s activities. Despite being near the main road, it was surprisingly quiet. We’d definitely recommend this as a great place to stay over.

Stopped for 1 night and had a good nights sleep, Comfortable bed with lovely sheets, great hot shower and fluffy towels. The bathroom floor did look like it could do with a good clean and the internet is terrible. We could hear road noise and in the morning could hear people moving around upstairs. It is an older style motel but the price reflects this.

We absolutely loved our 3 night stay here at the Austria motel located in the centre of Paihia and close to all the amenities needed. The absolute highlight was the giant balcony on which we wined and dined every evening. The owner (who was filling in for the actual owners) was absolutely wonderful to chat with and offer help and advice. I absolutely know where to stay the next time we're in Paihia !
