Since my flight arrived in Kota Kinabalu at 1 AM, I chose a hotel close to the airport. This one is about 5km away, which isn't too far.
Regarding the hotel facilities, there were pros and cons. The room was spacious, and the air conditioning worked well. The price was fair for the environment.
However, the bathroom was a letdown. The shower had no hot water, so I had no choice but to take a cold shower. They only provided small bottles of shower gel and shampoo, which felt a bit stingy. The sink also had no hot water, and I'm not sure if the water heater was broken.
I didn't bother calling the front desk to complain, as I was just too exhausted.

Room was spacious and very clean. Very comfortable with 2 pillows each bed. Toilet also very clean and has enough towels for 3 of us.
Hotel staff also was very friendly and helpful especially during check in. Breakfast buffet not many choices of food but still enough to make stomach full.
Location wise very good. Near to Pasar Philippines and next to Central Point mall. Easy to get anything around there.
Had a very pleasant stay and will consider coming back.

The hotel is quite close to Gaya Street, I think it's within walking distance. The front desk said they upgraded our room for free because there was an issue with our booked room, which was a nice surprise. The environment and bathroom were both pretty good, and the price was affordable, offering great value for money.

The room was very clean and spacious, quiet, and the air conditioning was nice and cool. The shower had great pressure. The front desk staff were very helpful; even though they didn't speak Chinese, check-in was smooth. The room was cleaned daily. The hotel's location is excellent, with many eateries downstairs, making it very convenient for seafood. If you're not looking for luxury, this hotel is definitely worth staying at. You need your room card to access the upper floors, which adds to the security.

This is a great hotel located near the city center and very convenient for the airport. The facilities are excellent, with everything you need, including a swimming pool and fitness center. It's a good option for a quick overnight stay if you arrive late at night, though the breakfast is just okay. The front desk staff were fairly friendly. The scent in the elevator was a bit odd, though.

This is my third stay, I had a free upgrade room to Deluxe room, that was really great.
For the first two times, I was talking about feeling too cold after shower as cold air from the room will be going into the bathroom through the airventilated door. This time, the room is too warm, the temperature inside the bathroom after shower is just nice, but too warm to sleep at night, covering the quilt makes me too warm, without it would be too cold. Told the receptionist couple of times and they said maintenance had tried to turn it on to the max but the speed was still slow. However, I have a friend staying for the same night in different room, the fan speed of the air-conditioning in his room was really strong. I guess there's something wrong with the air-conditioning in my room.
Other than that, everything's great.

I recently stayed at Hotel Raia Kota Kinabalu for the second time, and it continues to impress me. The hotel maintains a high standard of cleanliness, and the room was both spacious and very comfortable, making my stay truly relaxing.
One of the highlights was the stunning sunset view from my room — absolutely breathtaking and the perfect way to unwind after a long day.
Overall, it was another wonderful experience, and I’m already looking forward to my next stay here in the future. Highly recommended!

Great location, very close to Gaya Street. The room is a bit small; with two 24-inch suitcases open, there's not much space left. The hotel front desk service is excellent, but I'd recommend knowing some basic English for communication, as it seems most staff don't speak Chinese. Everyone was very friendly and always smiled when they saw us. My three days in Kota Kinabalu felt short, and it's a bit of a shame I didn't get to see the famous red sunset. I hope to have a chance to visit again.

Good proximity to the airport and the city. Food options and 24 hour convenience store available nearby. However, cleanliness needs improvement. There are stains on the bedsheet so we requested for another room. Luckily the receptionist allowed us to change rooms. The bed sheet in the next room is still not clean but much better than the previous one. The room walls are pretty thin so you can hear what is happening next door and also the corridor. If you’re just looking for a night layover stay and you’re not a fussy person, this is the place for you.

XXianhuibabyI stayed for two consecutive nights. The first night, I could only book a twin room, and I have to say, the twin room was much larger than the king room. The hotel's location is very convenient, about a fifteen-minute taxi ride from the airport. For the price during Chinese New Year, this hotel offers great value for money given its location. The front desk gave us a souvenir when we checked in, and there's a 200 MYR deposit which is returned upon check-out. Honestly, the hotel elevator had a very strange smell...

TL;DR: This place feels more like a meditation centre than a hotel, it will not provide you with supplements. It's a bare room. You need to bring toothbrush&paste and buy drinks somewhere as it is not provided. No tv and fan. No in-house restaurant. There are mosquitoes at the garden near afternoon, and the balcony at night, but there are no insects in the room (family room). In exchange you will get a very clear and vivid Mt Kinabalu view in the near-dawn morning (where there is no mosquito), a working shower with heater, concrete floor that reduces nearby noise, and cold foggy experience.
Long:
This place is within the fog path so you will get the foggy experience. You can also see Mt. Kinabalu at the right time and it looks quite close (e.g. dawn 6 a.m.). You can even see the electric towers and resthouse, it's that close. Moreover, this place is more like a meditation centre than a hotel. It is visibly run down probably since covid as that is also when the in-house restaurant got closed down. Considering my experience as a recurrent visitor of Kundasang, mosquito has always been the least of my concern. Somehow this place has lots of them. We got bit quite a lot in a short span of time.
Undesirable / Cons:
-No water kettle, no supplements (water bottle, coffee pack, toothbrush, toothpaste, etc.). Porcelain mugs are provided though
-No in-house cafe/restaurant but nearby has a few (400 meters at least)
-No tv, no fan but cold in general
-Quite a lot of mosquito and moths outside at the garden place in the afternoon and at the balcony connecting the 2 buildings at night. There are no electric zapper.
-Seems a bit run down at the garden. 2 broken board pieces on the floor for example.
-It has no Qibla for muslim people, at least in family room
Desirable / Pros:
-Big room. Not smelly
-Is cement board floor
-Big single beds. Not smelly
-Clean bed. Fluffy cover.
-Water heater is working for family room at least
-Relatively clean inside room and at reception. No insects in room. No weird bugs around.
-Has a table and chairs in room
-Lots of electrical port
-Wifi provided by hotel is strong (2.4Ghz and 5Ghz
-Very near main road. So good road going towards the hotel
-Aki-Aki trail starting point is nearby. Plan to go next time so no experience as of this review
This place is not too bad. Not too good either. Personally, I wouldn't place this as my top place for the foggy and view considering other options but I don't mind returning if necessary. It will sure be much much better to highly recommended with much needed renovation and have some methods to deal with those mosquito.
p.s. There's a cute puppy that invites you at the entrance. 😂
p.s.s. I saw a greater coucal gliding into the forest in the morning!
LLanlingwang0812Let's start with the positives: the location is incredibly convenient, within walking distance to various downtown attractions. The price was also reasonable, even during Chinese New Year, and the service was good. We stayed here for one night after an early morning flight, but as the saying goes, you get what you pay for. The environment is comparable to a budget chain hotel in China, and it can be a bit noisy facing the street. It's also an older version, not the newer 3.0. So, it's a decent option if you're looking for value for money for a temporary one or two-night stay.

MMengembara📍 Location:
Strategic gila. Walking distance ke Pantai Tanjung Aru – memang terbaik kalau nak tengok sunset tanpa perlu drive. Sangat recommended untuk kaki sunset 🌅
🧹 Cleanliness:
GGuest UserI stayed at two places during my trip to Semporna. The Lighthouse was newly renovated and close to the jetty, which was very convenient. However, the soundproofing in the rooms was a big issue; I could clearly hear conversations from the next room. The other place, Yongda, was quite disappointing when I first entered the room. The decor was old, and the linens were worn out (though clean). But the service was good; the front desk staff could communicate perfectly in Chinese, and the breakfast suited Chinese palates. Dining and laundry facilities were also very convenient, offering great value for money.
AAnonymous UserThis hotel offers a fully self-check-in experience. The only downside is that the entrance is quite small, making it easy to miss if you're not paying attention. It took a while on the phone to sort things out, but thankfully, the customer service was patient. It's a mixed-use building with offices and apartments, and there's a convenience store downstairs, which was really handy for a late-night arrival and a one-night stay.
