Honestly it’s one of my go to hotel if I come back to KK again, the price rate offer is better than other hotel for a 3 pax per room (which I did survey already others). The room is very nice and clean. The vibe at the lobby is good.

It was my first time to experience a water house. The slide went directly into the sea. It was very interesting. Service: The hotel's arrangements are in place and they can help you solve any problems you have. We booked a charter boat for snorkeling for two people. The instructor is also very professional and will dive to the bottom of the sea to help you catch the fish from the bottom of the sea. Facilities: As soon as I entered the room, I couldn't wait to experience the slide. At first, I was worried that I would sink into the sea if I slid down. There are life jackets at the front desk, so there is no need to worry. Free dinner: The dishes are very rich, the chicken is very tender, the crabs are also very fresh, there is crab roe in it, you can’t get enough of the shrimps

What a great, relaxing place this is! We booked our room by sending them a message in WhatsApp and had no issues. The location is around 15 km south from Kota Kinabalu airport which is great, because you get away from all the traffic noise of the city. You can hear the planes every now and then, but it is nothing like the noise in the KK center. For us the quiet surroundings were the really big thing. There are just a few sea view rooms and even when there were other customers, it was still peaceful and quiet. Sea view rooms have their own pool so most of the time it felt like having an own private pool just for us. The staff is friendly and helpful. They helped us to organise our next destination and also gave a hand when one of us got sick and needed to see a doctor. Their laundry service is great too: we gave a huge bag of laundry to them in the morning and got clean clothes back on the same day. Liza, the owner, is such a great personality and we had a great opportunity to taste a potential new sparkling wine with her. The restaurant is spacious with lovely view to the big yard and to the ocean. We liked their buffet breakfast, but on the last two morning they switched it to à la carte. For us it didn’t make a huge difference, because the food was plenty. It was pretty much the same as the buffet options but served to the table. The dinner menu has more western options than typical Malaysian restaurants. We tried spaghetti, lasagne and fish and enjoyed them all, but at the same time wished more local options. They do have surprisingly good selection of wines from all over the world. In addition to a few glasses of house wine, we ended up enjoying a bottle of Italian pinot grigio on the Valentine’s Day dinner.

The restaurant is relatively expensive compared to typical street food joints. Luckily, there is a really good local restaurant just a short walk away and we ended up eating there our last dinners. The Palm Square shopping area is just a quick Grab drive away and there you can find more local restaurants. Getting there costs 5 ringgits. Sea view rooms are clean and spacious. Shower has warm water, but sometimes it took a while to get it. Water pressure was weak but we managed with it. It is a really nice bonus that the pool is just few meters away from the room. Each room has their own decked terrace with a fan and two sunbeds. Like other have mentioned, there is a beach but it is not very good. They clean it, but the trash from the ocean piles up anyway. Annoying fact that affects so many beaches in Sabah. We spent five nights here and really enjoyed our stay. Highly recommended!

My husband and I spent two nights here. The queen room size is suitable for family with 2 children under 10. During our stay the tv channels had problems due to the change from analogue to digital tv. We asked for help from the maintanence and he showed up...3 times but the problem unsolved (my husband was quite upset because he wanted to watch the Malaysia Cup final between JDT and Kedah... lol). We have not tried the food because breakfast was not included in my room rate. Mini bar is not provided in room. The room and bathroom are clean. The hotel provide a newspaper every morning. The location is good even for those who come without transportation...just a few minutes walk to Imago, Craft Market and KK market

This is a very clean hotel. They are doing renovations to maintain its quality. Front desk is very helpful. Rooms a nice clean and spacious. Breakfast is not huge but you won't go away hungry. Very close to several tasty restaurants and there is a coffee shop. Very nice mountain view at cafe level 6.

In addition to the food court, there are several other restaurants and cafes in the area, offering diverse dining options. Location is recognized in prime area esp for Gaya Street Market on Friday and Saturday night + Sunday morning market. Try local foods around this hotel e.g, 1) Yee Fung…..don’t miss Wonton Soup 2) Keng Wan Hing……Big Pau (Chinese bun) with hot coffee Actually, Atkinson Tower and Signal Hill Observatory are in walking area but both have been closed for renovation. I stayed in Single room without window…..clean, private bathroom, air condition, tv……..anyway, there was no daily housekeeping? Cos I stayed 2 nights but no one came to my room. I stayed on 3rd floor (only 3 floor…..still have a lift) and there was heavy rain on 2nd night…….big rain big sound……made my Cinemax….watching Indiana Jones….gone with the rain…..no signal at all (TV Hotel) In the summary, highly recommended for reasonable price for budget traveller upon prime location. Note for Airport Transfer From KKiA or BKI, there was no operation of Airport Bus due to Covid situation. Then, you can rake a taxi at fixed fee at 30 ringgit or grab only 10 ringgit……for sure….Grab….airport bus only 5 ringgit
