The building is old, but the room was clean and comfortable for me. The staff were friendly and the breakfast was simple but tasty. The river view room had a good view and I enjoyed watching the trains and boats every now and then.But someone may feel noisy. I was overall satisfied with this hotel.

Stayed Two nights from 21/09/22 to 23/09/22 Located within close proximity to the ruins of Ayutthaya, this is a great place to stay if you are on a budget. I stayed in room 14 which was a double room access from the side of the main building. It was a fairly nice room for the price however there was no safe or fridge. The double bed was also only a mattress on the floor so there was that risk of bugs and ants making their way on to the bed itself. The gardens are a nice place to sit and have a drink however you will need to stop by a shop to pick something up as there is no bar or drinks fridge. Overall it is a nice budget place to stay. if you like luxury, it probably isn't for you however if you want something a little different, which is cheap, clean and well kept, I would highly recommend.

I stayed here for five nights on the final leg of my 2022 north-south road trip. Many of the guest houses in this neighborhood are still closed, this hotel was one of the only options I could find in this area. This is a pretty typical Thai/Asian-style city hotel. Behind the hotel, they have another building that is similar to a motel in the US. This is where I stayed. From the outside, it looks good, but the rooms are very basic with few amenities. Again, typical of a budget hotel that would cost 500 THB in another part of the country. At a walk-in rate of 790 THB, I thought the room was overpriced. On a positive note: the air conditioning, hot water, and refrigerator worked well and it was very clean. There is sufficient, on-site parking for those who self-drive.

If you do, you may think about a stay at The Avail hotel. First, let me tell you that The Avail will not satisfy the needs of those seeking 5 star accommodations. Having said that, if you are seeking a clean, safe, comfortable, and affordable place to enjoy an evening or two while in Ayutthaya - you will be very satisfied checking into The Avail. What I found so satisfying about The Avail is that everything works, and works well. The bathroom is comfortable and the shower is hot, the bed is amazingly comfortable and the comforter is soft and warm, the air conditioner blows cold, and the room is clean. Everything that needs to work...does, and this is something that I cannot always say about even the most expensive places. Moreover, the staff is friendly, the price is right (900 THB/night), and the location is near historic ruins, elephant rides, and some very good restaurants. You cannot write a review and say only good things, so here is the best I can do to say something somewhat critical. There is no coffee or coffee cups in the room, but there is a hot water pot. On the bright side, if you want coffee, there is a complimentary coffee cart in the lobby with both. I am sure if you asked to take coffee to your room, they would be most happy to oblige. One more comment, I did not see a strong box in the room to store valuables. All and all - a very good find. Best/Kevin

The room is not very large but impecable, with very clean bathroom. The hotel is very warm and the couple that manages the hotel is very friendly and helpful: it reserved a car with driver to join the road station at the price of a tuk-tuk... Breakfast is simple but very convenient. The hotel is close to a few temples.

The hotel is quite central from the city center. The hotel area has ample parking. The bed was comfortable and the blanket was large. The hot water is very good. There is also a bathtub. There is coffee and hot coffee in the room. Breakfast has enough variety. Suitable for an inexpensive price

The staff is very helpful and friendly. The rooms are spacious, but are already showing their age. Minor defects, such as shower door without handles, dripping faucet. The bed is very comfortable, fridge with 2 bottles of water for free, hairdryer available, balcony without seating. A big minus for us (after a long motorcycle tour) was the closed pool! That was one reason why we booked there. The breakfast was very extensive (Thai/international). All in all, okay for one or two nights, but for the price there is better in Ayuthaya. It's a shame, we had hoped for more.

I really wanted to say I loved this place. The couple running the ”homestay” was really sweet and their daughter, who managed their emails, was also helpful. However, there were some issues that marred the experience for me. Firstly, the place was marketed as a homestay, though I think it would be more appropriate to say it's guesthouses on a residential compound. I was also under the impression that I would be given a room in a standalone building like the ones they posted online but was instead given a basic room in a row of three. Secondly, I arranged for a guide through the homestay and only learned from the guide when he arrived that it did not include a driver and transportation. I then paid more for the driver and car. I think this could have been made more transparent from the start. Lastly, and most importantly, the bathroom was a challenge. I don't want to go into details because some guests may have no issues, but I've uploaded some pictures, and you can decide on your own. For me, I found something unpleasant on the floor after I came back from dinner on the second day, and decided there and then I would cut short my stay.

Clean accommodation for anyone going to Ayutthaya. Recommend staying here. Food is easy to find. There is a market near the hotel. The food there is delicious. I recommend buying it to eat. There is parking and the rooms are on the cover. The accommodations are in the Japanese style. Anyone who likes this style, I recommend this place.

Review Don’t hesitate staying here! We haven’t been to Thailand in about 10 years, and we’ve never been to Ayutthaya before. We’ve stayed at several home stays, but this one was by far the best! We stayed in room 12 which was upstairs which has its own bathroom right in the room. I think it was called a deluxe double. The reviews are high for a reason, and they are positive because of these reasons. 1. The greeting we received from the owner was very friendly and professional. She shared a map and highlighted the key landmarks and recommended the best restaurant on the River which was only about 10 minutes away on foot. It’s called BaanMaiRimNun. The portions we big and well priced. 2. The room was extremely clean and smelled amazing! All sheets are washed, hung outside to dry, hand pressed, and smelled great even after three days. She offered to clean our room, but we didn’t feel it was necessary since it was still very clean, and we only stayed 3 days. We never saw insects except for a few mosquitoes at breakfast. I’ve stayed in some home stays with some large bugs, so I was worried. But this wasn’t a problem at all! 3. We requested wash and dry service, and she was able to quickly get them back to us. I’d recommend giving her at least a full day or two to get them back to you. She accommodated this short notice the night before checkout, but it would have been better for us to give her more time. 4. Breakfast was simple, BUT the quality was very good and delicious. We got to choose one main dish per person and unlimited toast and coffee. They served fruit and jam upon arriving downstairs. Some of the foreigners were a bit rude, and the parents let their kids cough all over the bread. Of course, this isn’t the fault of the owners. It’s just the nature of some of the people that travel to Thailand from other countries. 5. As some other reviewers have noted, the front rooms are no longer available/used perhaps because of the noisy road. Our room was the next one right behind these, and we barely noticed the noise, especially at night when there is much less traffic. We shut the wooden shutters, and we couldn’t hear much noise. We also slept early because of working on West Coast time in the US. But the light was totally blocked out and noise was very low. If you are a very light sleeper, I’d recommend brining eat plugs to anywhere in Thailand. 6. The location was less than 10-20 minutes from almost anywhere in Ayutthaya or a 100 bhat tuktuk. There’s also a very nice evening restaurant area which opens at 3:00 pm near the closest 7-11. We loved eating at the restaurant right in front of the nearby 7-11. The lady there was very friendly and the food was pretty good. Not sure of the name as it was in Thai, but I’ll try posting pictures in each review. Overall, we’d definitely like to stay much longer next time, and we’d come back just to stay here. As mentioned above, the reviews are high for a reason. I’d truthfully like to stay a couple

Budget hotel, not new, but all in working condition, good shower, toilet, spacious bathroom, hot water is 24 hours a day, excellent water stress, comfortable beds and pillows, clean well-spread bedding. The air conditioner with several modes, worked well. There is a spacious balcony with the view of the Temple. There is a closet, a small refrigerator, an electric teapot, glasses, cups, every day brought 600 ml of clean drinking water per person(bottle), a toilet paper roll and a coffee bag. Staff is benign, there is an elevator, surveillance cameras. Towels are clean too. The room was booked three-bedroom but we were settled in a room more, four-bedroom. So the hotel arranged us.

I can't say enough good about this place. The village is made up of traditional Thai homes, which are the rooms you stay in. The grounds are impeccably kept, and are absolutely beautiful. The staff are also very friendly and helpful. Although too far to walk to, Ayuthaya and the temple ruins are a quick 10-15 minute drive away. Everything to see is very historic and a really great time to check it all out. I will definitely be back for another stay!

Ayutthaya is about to leave. This city belongs to a small tourist attraction in Thailand. Friends who come to Ayutthaya, I recommend this hotel to everyone. The owner is enthusiastic. My reservation does not include breakfast. The hotel still provides free breakfast, bicycles and other services. , When he goes to the market to purchase, he will also ask you to go with him, purchase his own products and come back to show off the Chinese and Thai cooking skills (free). Good to use １) There are several Japanese dining rooms nearby. ２) Location is good. ３) Cheap price 4) 4,000 yen with breakfast 4) Appropriate size (30M2?) 5) Large pool, 6) Good location to access historic sites. ７) WiFi (however, only the main building). ８) with a bathtub. ９) The room is cleaned well. So (unlike other 5 stars in this place) there seems to be no indigenous (cockroaches). 10) In the restaurant, there are singers (two people) every night. 11) The night market is adjacent to the night market, so it is good for those who are interested. 12) There are doorboys and concierge. I was worried, １) I got upgrade to the new building this time, but there is no WiFi (only the main building, the next day is the main building). ２) Access to the elevator in a dark corridor that once passes through the external parking lot. ３) The main building is blackened with the coking part mold of the bathtub. ４) The lighting and outlet of the main building room remain a long time ago. ５) There was no hot water to the bathtub of the ** building now, and it was about room temperature in the morning and night. ６) Breakfast is proportional to the number of stars (there are not many types, but there is a cooking effort). ７) It is good for those who are interested because the night market is adjacent. First thing, Aircon was not cold. But we were quite tired. So just slept. My friend also found a cockroach in the room. But just took care of it by herself. Cockroaches are big minus for me. Another room’s lock was not working well. So she moved another room but still same problem. Hotel is very large. And a bit spooky. Heard they r renovating now and preparing for grand opening. Perhaps will be better after their grand opening as they are still in progress of maintenance.

Location is kind of secluded and booking a grab is not convenient. Owner was friendly and helpful and the place had a outdoor balcony. A very good stay if you don't mind the location being a little out a place.
