The hotel is directly opposite Welcome Seafood, and the mountain view room is quiet and comfortable. I had a really pleasant stay, highly recommend it! The hotel service is also excellent, attentive and thoughtful, making for a first-class experience. I definitely recommend staying here.

Stayed here for a few nights and had a great experience. The hotel is well designed, and staff were friendly, greeting you in the hallways when passing by. Check-in and check-out were smooth and quick. Also appreciated the good coffee in the room. Would stay again.

Dear Management of Grandis Hotel Kota Kinabalu,
I am writing to express my sincere gratitude to the duty manager and the bellman during our stay. My son injured his foot and could not walk easily. The duty manager Tracy J kindly helped us change to a suitable room, and the bellman warmly assisted and escorted my son into the room with great care.
Your team thoughtful and compassionate service relieved our stress at that difficult moment and made us feel safe and welcomed. We truly appreciate your professionalism and kindness. Thank you again!!

The room has cooking facilities, including an induction hob and microwave, making it perfect for a family of three or a couple's getaway. The hotel uses a key card system for elevator access, ensuring great security. Plus, there's a fantastic swimming pool and gym on the 11th floor. It operates like a self-service apartment, so you'll need to contact them via WeChat in advance to arrange key collection, check-in, and check-out.
Waiting for the boat at the pier, the staff member was really nice. He brought us chairs to sit on and even offered us water. Although I didn't catch his name, I really want to thank him!
Upon arrival, the front desk was already there to greet us. Honestly, if your English isn't great, communication on the island can be a bit challenging, for instance, regarding the shower water, Wi-Fi, or power outages. They explained everything in great detail, and the next day, they even followed up to ask about the hot water – they truly care about guest satisfaction. Oh, and they upgraded us to a high-floor villa! We encountered two geckos and a small snake in the room, but the kids weren't scared at all because they knew they were harmless creatures. A super-sized cockroach crawled out of the drain in the bathroom, haha, my child watched it for ages. To be honest, considering it's in the mountains, maintaining it to this standard is quite impressive. It was a great experience, far from the city's hustle and bustle, allowing us to enjoy the charm of the ocean and the forest.
We stayed in a high-floor villa and ordered room service for dinner. The delivery staff worked so hard, carrying the trays all the way to our room, and the food was still surprisingly hot, which really touched us. We gave them a small tip as a token of our appreciation for their efforts.
Pros: The hotel is beautiful, modern, clean, and spacious. All amenities are sufficient, and you can even cook. The pool is also very nice.
Cons: Paid parking, but it's still affordable.
The room was long and narrow, a bit smaller than I expected, and felt a bit cramped. The interior decor was new and stylish, but the location was a real downside. Opening the window revealed nothing but the airport runway and other low-rise buildings nearby – absolutely no view. We were just across the road from the airport, but the planes weren't even the loudest noise; the motorcycles passing by every night were the real problem.
The separate toilet and shower were a nice touch, but for both nights of our stay, the shower drain was blocked, causing flooding halfway through our showers. The staff, however, were quite good; they responded promptly to calls even late at night to clean up, but it was still incredibly frustrating. They only offered good service with no real solutions or compensation – no offer to change rooms or any other form of redress. Overall, besides the service attitude and the decor, there's really nothing else to praise. I wouldn't recommend it to friends.

The location is pretty good, right at the northernmost end of Gaya Street, next to the Hyatt, Suria Sabah, and the Atkinson Clock Tower. There's a rooftop pool with four lounge chairs and a small bar. The room was a bit small with an inward-facing window, so it was just okay. I didn't dare drink the tap water. It's suitable for a one-night layover when you first arrive, but a resort is definitely more comfortable for a relaxing vacation.

Great hotel and staff. The morning breakfast is the best. We loved it. The location is far from Gaya street though.
The room was spacious, clean, and comfortable. It was suitable for a family and for those who prefer to relax. The view from our room was fascinating and breathtaking. Their food is super tasty. We only need 5 to 10 minutes to access food places and a trip package to Pasar Semporna. We will book this hotel again once we come back to Semporna.
Our family spent three nights at Sky Water Villas. Upon our arrival at the Tourist Jetty, we were unsure where to go as their office was hidden within the other houses in the village. However, once you asked someone, they will connect you to the office. There was welcome drink after that 20 minute boat ride to the villa. There was wifi throughout the villa and the rooms has airconditioning. The meals were delicious. In the evening when the tides went up, we helped ourselves to the scuba masks, kayaks and played in the water, all complimentary. The water was clear but the corals are not thriving. A unique experience in the middle of the sea, mini Maldives.
⭐⭐⭐⭐⭐ An unforgettable island getaway Our stay at Sutera @ Mantanani was absolutely amazing. From the moment we arrived, we were welcomed with warm hospitality and breathtaking views of crystal-clear waters and white sandy beaches. The rooms were clean, comfortable, and thoughtfully designed to blend with the natural beauty of the island. Waking up to the sound of the sea was truly refreshing. The food was delicious, with a good variety, and we appreciated the care taken in every meal. What stood out the most was the staff friendly, attentive, and always ready to help with a smile. The snorkeling experience was unforgettable, with vibrant marine life just steps away from the resort. If you’re looking for a peaceful escape from city life and a chance to reconnect with nature, Sutera @ Mantanani is the perfect choice. We left with wonderful memories and would definitely love to return. Highly recommended! 🌊🌴

Great
I had a pleasant stay at Promenade Hotel. The location is very convenient right in the city center, close to shopping malls, waterfront attractions, and dining options. It’s a great base for exploring Kota Kinabalu. The lobby and common areas are spacious and welcoming. My room was clean, comfortable, and well-maintained with all the basic amenities I needed. The sea view rooms are especially worth it for the sunset views over the waterfront. Breakfast offered a good variety of local and international options, though the restaurant can get quite busy during peak hours. The staff were generally friendly and helpful, and check-in/check-out was smooth. Overall, everything was good 😊😊😊

Great
The room was clean and tidy, and the Chinese housekeeper was very nice. The sea water was incredibly clear, and the service exceeded our expectations. It wasn't noisy at all, and it was perfect for taking photos! It truly exceeded our expectations and offered great value for money. We even saw sea turtles, and the facilities were comprehensive. We had a wonderful stay at Borneo Beach Villa. The rooms were very clean and spacious, making our stay comfortable and relaxing. One of the highlights was the beautiful sunset view, which was absolutely stunning. The staff were responsive, friendly, and always helpful whenever we needed assistance. The hotel also has easy access to the beach, which made it very convenient to enjoy the ocean anytime. Overall, a great experience and highly recommended.
Away from the city, wrapped in calm Quiet, private, and mostly visited by guests from Korea and China. Truly love this place highly recommended for privacy lovers. Definitely I will come again..thank you Karambunai Resort.
