Very well located place, just next to jesselton harbor and Gaya Street. We had a problem in the first day because hour apartment with double bed wasn't available and we need to stay the first night in an apartment with twin beds and without wash machine (which was included on apartment booked). From second night we could move to the apartment booked. It was clean but is old and not so wellantained, the place also don't have enough equipments (we needed to ask for pan and pots, since the only one provided was unable to use, also wasn't provide enough cutlery). But the place is near to the most attractions by walking distance and have the essentials to stay for a short time.

Overall, our stay was very good – actually, better than expected! We had a lovely balcony with a nice view. The pool itself was nice – perfect for relaxing after a day of exploring.
The apartment was clean and had everything we needed. Staff was helpful. After we checked out, we accidentally left some clothes in the washing machine, and they kindly recovered them for us. That kind of thoughtful service makes all the difference!
Downstairs, there are plenty of food options, so you’ll never go hungry.
I’d definitely recommend this place for couples or small families looking for a comfortable, well-located base. Great value for money.

Every evening we can hear loud banging outside . During our last night, We realize our room door cannot be lock from inside hence there was a stranger open our room door , my sister in law was in shock and we stayed awake the whole night since the next day we are checking out. We also didnt sleep well cause We can hear stomping from above our room during 10pm till 12am .
Honest Review:
The duo room is just nice for a family trip. There are both pros and cons.
Cons:
Mattress condition – The mattress needs to be replaced ASAP. It’s not firm, and you can feel the pocket springs.
Air-conditioning issue – The AC in my room (702) was leaking and not cold while in use. We contacted the host, and the owner came the next day to fix it. While I appreciate the help, the cooling was still not satisfactory and clearly needs proper servicing.
Parking problem – Parking is a major issue. Even if you try to park outside, there’s almost zero chance because most spots are reserved by restaurants or property owners. The only option is basement parking with hourly charges and no maximum cap.
First 2 hours: RM2.50
Subsequent hours: RM1.50 per hour
We paid nearly RM17.50 for about 11 hours. If your car doesn’t move, the charges continue until you leave. This is expensive and very inconvenient.
4. This 7th floor due rooms is facing main road building which look nice view, but very noises while during night you may hear the car road noise.
Pros:
Shower water pressure is great.
The pantry is spacious and hygienic.
Free access to Netflix on the TV.
The host is helpful and willing to assist.
Overall:
I would rate this place 50/50. If you’re traveling to KK mainly for places like Imago Shopping Mall and not driving your own car, this place is acceptable. However, if you’re driving, I would not recommend staying here due to the parking issues and high cost.

Overall the stay was okay and the place was comfortable. The location is good. There's many food courts nearby and very accessible if you want to go to KK town.
The main downside is the parking. There was no parking available, which was quite inconvenient. I think this is something that really needs improvement, especially for guests who are driving. Other than the parking issue, everything else was fine. It was a great stay except for the parking. Thanksss

Firstly, the building is one and the same with Citadines as in they share a common linked lobby. That was already a good first impression. However, do note that it is more an air bnb within a building likely to have many other similar operators. When we got to the room, boy were we surprised. Contrary to the riff raff one saw entering through the lobby and in the lift, the room was amazing. The level of Id, detailing and thoughtful items and notes was simply not what we expected. The kitchen is beyond fully equipped. It even had a coffee machine complete with pods. My favourite, water filter with hot and cold function. Everything else you would expect to find in a hotel, you would find, and more! Bath robes, iron, hair dryer etc etc. For the clincher, when we woke up in the morning and opened the balcony door we were greeted with an outdoor bathtub overlooking the sea!!! And did I mention that the rooms (living and bedroom) came with designer ceiling fans too. We loved our stay and didn’t expect it to be of this level. Thank you!

The view from this room is absolutely stunning!! You can see the ocean right from your room 😍😍 And on a clear day, you can even watch the sunset directly from there, which is amazing. The customer service was also fantastic. I lost a jacket and contacted them a month later, and they actually found it for me! 😭😭‼️ I'm so grateful and will definitely stay here again if I have the chance!

This condominium exceeded my expectations in every way. The environment is clean, peaceful, and very well maintained. Security is excellent, making residents feel safe day and night. The facilities are modern and convenient, especially the swimming pool, gym, and parking area. I also love the friendly management staff who are always helpful and professional. The location is perfect, with easy access to shops, restaurants, and public transport. The atmosphere feels comfortable and relaxing, making it a great place to live or invest in. Great location.. transiting a day for early flight out .. near airport.. if you love to walk . I think will be around 20 min walk.. getting e hailing is super fast and food delivery is easy to access.. highly recommend place to stay.. surely will come again..

GGuest UserThe hotel environment is very comfortable, and the restaurant service is absolutely fantastic. I recommend updating the bedding, as the sheets are a bit small and the pillows are very high, making it easy to get a stiff neck. It's perfect for a relaxing and peaceful few days. The atmosphere and the hotel staff's smiles really made me happy. I hope next time I can stay here with more comfortable pillows.

One downside is that there is no refrigerator in the room. The bed makes some slight noise, but it is still acceptable for a short stay. The room also comes with a small balcony, which is great for enjoying the night view.
Check-in and check-out are quick and hassle-free. An ironing board is available at the reception area, and a hairdryer can be borrowed upon request.
Overall, considering the price, it offers very good value for money.
GGuest UserComing to Semporna alone, choosing this hotel was a wise decision. The room was clean and quiet, with a sea view right outside the window, and I was gently woken by the sunrise every day. What touched me the most was how the staff treated me like family. They remembered my name, proactively helped me arrange island hopping tours, and recommended safe and delicious local eateries. Every day after returning from the sea, I'd enjoy a free coffee in the lobby and chat with the front desk about my day's adventures. I never felt lonely, even though I was by myself. I felt very safe and comfortable staying here, and I'll definitely be back!
XXiaolu033The room was spacious enough for six people without any problem. It also had a large balcony and a washing machine, making it convenient for drying clothes. We bought seafood and cooked our own meals at the guesthouse. The seafood here was delicious, all wild-caught, and incomparable to the seafood in Guangzhou markets. It was a bit noisy if you don't mind, but it was great for a group of friends. Thanks to the guesthouse for providing convenient services. The owner's son, Xiao Cheng, even took us to the market to buy seafood and bargain on the first day, worried we might be unfamiliar with the area. Signing up for island hopping through them is basically the same as the group service offered by Xin Hai. The staff were very enthusiastic, responsible, and great at creating a lively atmosphere. They sang beautifully, even in Chinese! Special praise to the coach/leader named Aqi.
GGuest UserWhat I liked a lot: Well situated to visit main attractions in Sepilok: Sepilok Orang Utan Rehabilitation Centre/Sunbear centre/Rainforest Discovery Centre (RDC), free shuttle bus to the main attractions (09h-14h-16) which was really great. Also offer tours at reasonable prices e.g. Mangroves & Firefly Cruise (recommended). Free water dispenser.
To note: rooms are very basic (there is airco), we had some ants in the room, bathroom is outside. Breakfast was limited and minimal.
When we were there internet was not functional, luckily we had taken local simcard before with unlimited data so for us, this was not a big issue. Before coming to the hotel, I had sent a mail to have info about tours they offered, but never received a reply therefore I had booked tours with an agency which in the end was more expensive then when I would have it booked with Paganakan Dii Tropical Retreat. Possible to book tours on the spot (no need to reserve before coming) but I did not know this in advance.

GGuest UserMy Semporna trip was full of pleasant surprises, and I absolutely have to rave about the overwater villa I stayed in! 😆
Before I left, I'd only booked a standard terraced room, but to my surprise, the owner upgraded us to a private standalone villa for free when we checked in! It worked out to only about 800 yuan a night for a private sea-view villa with its own terrace – what a steal! We were grinning from ear to ear the moment we stepped inside.
Once we actually settled in, we didn't even feel like going out to sightsee. In the mornings, we'd just pull up a small chair on the terrace, feel the sea breeze, do some fishing with our feet dangling in the cool water, and just relax. It was so comfortable doing absolutely nothing. In the evenings, we'd sit on the terrace and watch the sunset paint the entire sea a fiery orange. And waking up, we'd see the sunrise emerge from the horizon right from our room. There's also a huge bathtub where you can soak and gaze at the sea – now *that's* a vacation!
I have to give a special shout-out to the butler here; they were incredibly thoughtful. When we wanted to go sea fishing, they had bait ready for us in advance. When we wanted to go into town for food and shopping, we just mentioned it and a car was arranged to pick us up very quickly, no delays at all. Plus, when you look down from the overwater villa, you can clearly see all sorts of small fish swimming around in the sea. In the mornings, we even saw little crabs 'strolling' on our terrace. Feeding the fish breadcrumbs and just leisurely passing the morning was incredibly relaxing.
This is absolutely the most satisfying overwater villa I've ever stayed in, hands down. If you're coming to Semporna, you really should consider this place! 👍
XXingfuxianghuaerdewoOur group booked four rooms. Overall, for the price in this small town, it's pretty good value for money. We stayed here last year too. Previously, we had shared bathrooms, but this time, wanting a private bathroom for the family, we opted for the bunk beds with private baths. However, the first-floor rooms weren't as comfortable as the second-floor ones. If you have a choice, I'd recommend avoiding the tatami-style beds; we found a lot of ants under ours, but the staff were excellent and dealt with it very quickly. If I were to choose again, I'd definitely go for a second-floor room. It was very, very, very clean~!

We got unit with sea view from the balcony. There's no free parking lot provided but there's an open space beside the Bay Suite building that you can park your vehicle for free but at your own risk. Self check-in, by mean you don't have to collect any key/pass/card at the reception counter. The pool is clean but a bit smaller than other stays. There's a slide beside the pool. Those elevators are fast! For the unit (18-20) itself, it was spacious! Honestly it can occupied 3-4 adults. There's a queen bed inside the room and a sofa bed at the living room. They provide towels, steam iron, hairdryer, extension, shampoo, shower gel, conditioner, electric kettle, electric pot, fridge, tiny cups, tiny bowls, tiny plates and 2 small drinking water bottle. There's no scissors and knife provided in this unit. I'm satisfied with the unit and building but for the customer service it's a bit slow. I need to ask for the bank account (to make deposit) several times, at 14:55 only I got the bank account details. Check-in at 15:00. As for the deposit, I haven't received anything (check-out 31/1/2026). I contacted via WhatsApp at 8AM today, asking about the deposit status but there's no respond at all until now while writing this review (4/2/2026@8:06PM).
