If you’re looking for an apt location to stay at south Goa this is the ideal place as all beaches are close by. There’s a pub near by called leopard valley which plays Bollywood on Saturday nights. Coming to the hotel, rooms are large, well maintained and spacious. Even the bathrooms are so big that it also qualifies to be called a room with provision of Bathtub and large shower area. Room has TV, ample storage space, sitting area inside and outside the rooms. The rooms are made in Villa style with group of 2 rooms in each villa. There was a swimming pool which remains open till 10 pm in the night, however only 4 rooms were facing the pool, rest of the rooms are made at the fag end of the hotel. The hotel also had no recreational facilities apart from a pool tables which was kept in the restaurant. There was absolutely no staff deployed by the hotel for room service. The staff who was cleaning rooms was also bringing the food for us, none of them had uniforms apart from the reception staff and were roaming around in flip-flops. At one point of time when we asked for soap, the reception guy himself came to deliver as there was absolutely no one to deliver the requested items. The service was pathetic and everyone was lethargic in their approach. If you’re looking to roam around and only utilise the hotel to sleep, this is a good option. There was no buffet for breakfast, you can order from limited options from the A-la cart menu which they will prepare at the own sweet time. However if we take away the service part, the hotel seemed good considering the location, the peaceful and serene environment and the rooms.

It's a great place to stay and it has few wonderful beaches close by it... Staff is friendly and cooperative, Anand, Sandesh and all others were quite nice Rooms are great, restuarant is also good. Greenery all around the resort with clean and beautiful pool. Rooms other than pool view are better than pool view. The only con I felt was LED was not charged. Over all great experience and would love to repeat !!!

Located right in the middle of Agonda and Palolem Beach. Spent a week in here, Loved the ambience and Food. Thanks to Mr Sandesh we were always delighted with amazing food. We spend most of the day chilling by the pool. The place has lots of green cover. We also took a trek to Butterfly Beach which is at 10 min walk from the property. On our last day we were treated with Live music from amazing Musicians. We are definitely recommending this place to all people visiting ***** with Friends and Family.

DONT GO IF ITS FOR THE BATHTUBS The hot water tanks are not strong enough to produce enough hot water to make a bath. Yet every room has a bathtub. I was provided with one Bucket of hot water. Which filled the bottom of the bath by 2 inches which is obv not enough for a bath. Why would you go to the extra expense of fitting a bathtub in every room and there are lots of rooms, but not go to the expense or trouble of finding out wether the hot water tanks can ***age the water required for them! It’s insanity! Very few staff speak English and are poorly trained. Restaurant has barely nothing stocked which is on the menu. You order one item then they come back later to tell you it’s not possible. So you order a new item and the same things happens by which time an hour has gone by and you’ve not eaten. I asked for pancake one evening and was told it wasn’t possible as thts on the breakfast menu. Yet two nights later I asked for desert and none of the five deserts on the menu were available. So they called me back to ask if I wanted pancake at 9pm at night. Good to know when it suits them they can make pancake after breakfast and even in the evening! They de***d payment in advance upon arrival which is just not normal practice and leaved a bad taste in the customers mouth right from the start in my opinion .Once I learnt that the bathtub didn’t work I would have left and cut me stay short by three days but I couldn’t do this as I knew it was highly unlikely I would get my money back and a waste of time and energy arguing with the poorly trained staff. Location is rubbish. It’s too far to get to agonda by walking and the road is dangerous by night by scooter. In the middle of nowhere , there is no other facility nearby other than the hotel. So your quite trapped there. Rooms look tired with peeling paint, chipped tiles. Stained bedlinen. Good things about the place; Beautiful gardens tht are well kept Big rooms AC works well They accept dogs If you don’t mind being stuck in the middle of nowhere , and a ten minute drive into agonda and a restaurant that’s rubbish , then go. And you don’t mind being falsely Advertised to about facilities that just don’t exist then be my guest and go and waste your money.

I'm leaving this review here as *********** seem reluctant to publish it on their site, I wonder why? First impressions were good, beautiful setting and well-kept grounds, we were shown a room before we booked and it looked great, however, when we arrived a few days later our room was different, cracked and broken tiles in the bathroom, no plug in the basin, and the plug in the bath didn't work. One of the reasons we booked was for the bath which is a rare feature. The Ayurvedic toiletries were lovely though. There were handles missing from the furniture, the sofa was stained, the linen a bit threadbare. There is no mini-bar, just an empty fridge which made so much noise we had to unplug everything at night, including air-con, in order to sleep. In any case, the fridge turns off when you take your room key and exit, so nothing would keep cold in there. There was evidence of botched repairs everywhere. There were only 2 coathangers. When we requested to change rooms, the smiley girl at reception said "I'll try". We quickly learnt that meant it was not going to happen as this was her standard reply to all our requests. Another feature we booked for was the pool. which we were only able to enjoy on a couple of occasions, as it is open to the general public. There were not enough sun-beds for residents already. ***y times it was full of kids, and all the rules published by the pool were broken, naked children (did they go out to pee? I doubt it), kids playing ball games running around, with the ball hitting me a couple of times as I tried to read by the pool, there was even a dirty nappy left by the pool for a couple of days, and a dead rat that the resident dog brought over. I even saw a wo*** smoking and drinking in the water. There was also on one occasion a couple getting very frisky horsing around. Our complaints were met with a shrug of the shoulders, and that the ***ager was out of state. The power cut out on a daily basis, which is dangerous if you are in the shower. We tried the restaurant once, that was enough. Lousy service, mushy rice, no wonder it was constantly empty or just a few people. The complimentary breakfast was a joke, unless you like luke-warm curry left on the buffet, you are stuck with bread, yoghourt and fruit, no food made to order. At the weekend they hold a rave party by the pool, thank goodness we didn't have a room there, returning home we had to navigate security staff and drunk guests, Thankfully local law prevented this going past 10pm. One of the barmen at the pool was frankly rude, the other, I wish I could remember his name was a real star, eager to please and have our opinion, he even created an amazing cocktail for my partner, 5 stars to him. Also the grounds***, who seemed to work 24/7 and tried to fix the leaking basin, in the end they called in a plumber. Without a bit of investment I predict this place will change hands - again - I gather it's already happened once.

The best place within Goa I've been. Food is simply mind-blowing like the staff Sandesh was handling the sevices 👍👌pool room service and the cleanliness is top safe and secure but the feel is of jungle safari as it's gotta naala around 2sides overlooking the hills. Fed up a aying home or work from home or online classes go for it....Talk to the boss Mobasher directly and he will make you feel comfortable cheerzs

Rooms are plush and one of the most spacious ones I've ever resided at, their restaurant is one of the best in South Goa. Ideal venue for destination weddings or parties. The host Mr. MUBASHIR is very friendly and is open to offer you the best possible deals. Do visit this place especially during weekends. Highly recommended!
