My wife and I stayed at the Frances Modern Inn twice in a two week period. The first time we stayed in a medium room and the second time a large. Both were beautiful and comfortable. The first time we stayed I was worried about the keyless entry system but it works perfectly and allows you to go directly to your room when you arrive. Each floor has a beautiful outdoor but protected common seating area equipped with a Jura coffee maker and cold drinks and there is a rooftop patio with an incredible view of downtown. We ate breakfast and dinner at Poeta, the onsite restaurant and both meals were wonderful. There are also a number or other restaurants and interesting shops within easy walking distance. The owners are either on site or a text away if you need anything and are extremely kind and accommodating. The East Austin vibe is fantastic and the Frances Modern fits right in. It is our new go to hotel in Austin.

The Frances Modern Inn is hands down the only hotel i ever wanna stay in, downtown. The room was so gorgeous, close to everything, parking was easy, and Vicki literally greeted us and walked us to our room upon arrival. It is so stinking cute at every turn. My partner and I are already plotting on a trip back.

Wonderful hotel in East Austin with some great restaurants within walking distance! The most comfortable bed I think I have ever slept in! All the details that went into this place from the decor, super soft robes, rain shower, communal area with espresso machine and stocked beverage fridge and gated parking make this such a great experience. And the staff goes above and beyond to make you feel at home. Thank you for an amazing stay! We will definitely be back!

Very nice place, courteous staff, Peota was an amazing dining experience. Really like the unique a**osphere and styling, the outdoor communal lounge area felt like being in a different country. Definitely recommend over chain hotels and the cleanliness and conveniences rivaled the finest establishments.

Such a cool and inviting place to experience Austin. The decor is gorgeous. The linens are luxurious. The rooms are spotless. The staff is so kind and welcoming. The restaurant staff was amazing and the food was delicious. Plenty of coffee shops and restaurants close by.

Staff are incredibly helpful and kind. Rooms are beautiful with thoughtful touches. It's close to nickel city and paperboy. Excellent location. The bed and the bedding, excellent.

I understand why Frances Modern Inn got rave reviews. Although I felt guilty for paying alot to stay here and see the eclipse on the rooftop, it was worth it for more than one reason. Firstly, the location is good for walking to get food and it is about 15 min to 6th street. We felt safe in Austin. Secondly the room was clean and beautifully decorated. I never stayed at room with lovely art work including the mirror. The most important reason I loved this place was the customer service. Frances Modern Inn excels at customer service. Thank you Vicki and staff! P.S. Showerhead and water pressure was great. Bed and pillows were comfy. Rooms were quiet at night.

It was a delight to stay at the Frances Modern Inn. It is a very unique hotel. No "desk" check-in required, just simple instructions in a clear email explaining how to get to your room with an access code. Each of 3 floors of about 8 rooms has a pleasant open access area with coffee and bubbly water and a variety of seating. There is also a rooftop access area with great views. The bed was comfortable and my room had a small deck that you can also enjoy the open air if desired. The room was clean and well furnished and the shower was beautiful and plenty tall for me (I am 6'5"). The room was quiet. I really enjoyed staying there.
