The boutique is well situated (10min walk from Lanyon train station and 15min walk from city center). Our room was very clean, super cozy and had everything we needed (tv, little tea station, mini fridge and a small closet to hang clothes). The staff is very friendly. Great value, highly recommend!

Todo muy prolijo, se contactaron con nosotros antes de llegar, por mail explicándonos cómo acceder a la habitación. El cuarto es muy lindo, moderno, limpio, con baño privado, pava eléctrica y te/ café… tiene heladera. Se puede estacionar en la puerta. La zona es muy tranquila, pero hay cerca colectivos, farmacias, casas de comida, etc. Volveríamos a alojarnos…

Nb. These are lodgings...it is not a Bed & Breakfast facility! I booked a double room at this property for a one night stay in February. The property was a short five minutes walk from a conference I was attending nearby. The room was very comfortable, clean, and well presented. Although my room was in the ground floor, street noise was kept to a minimum. I was fortunate to get a car parking space outside the property. It's free on-street parking, but would get filled up quickly during the daytime (there is no reservable or off-street parking available). The room was fine for a one night stay. This property is advertised as having a self-catering kitchen but I could not find it. There was one unmarked locked door in the foyer (could the kitchen be behind this door?) Due to this I had to hunt around outside the property for breakfast the following morning. The cafe across the road originally served breakfast, but according to the cafe (Templemore Baths) they no longer provide this. The room information needs to be updated to reflect this. However they do serve delicious hot drinks and pastries after 10am on a Saturday morning. Otherwise the nearest venue for a cooked breakfast would be a McDonald's - a ten minute walk down the road. Tea & coffee making facilities are provided in the room. Unfortunately I left my mobile phone charger back in my room on checking out. Lorraine was able to post it back to me in the Republic of Ireland after a short delay. She was confused as she thought it would incur 'international postage charges'. This is not the case as their is a reciprocal postage arrangement across the Irish border so it didn't work out too expensive. However they did charge me £10 admin charge for the privilege, which was a small surprise. However I can understand in the current climate with rising costs e.t.c All-in-all a good place for an overnight stay if your can come prepared to make your own breakfast arrangements. If I were coming to Belfast for a short break or something, I would probably seek out a more central guest house or hotel with more facilities.

As a group of business colleagues enjoying a bonding few days in Belfast, we were so fortunate to have found ‘The Residence’. It worked perfectly for us, & was so much more economic than a series of hotel rooms. We were a group of 9 - males & females - & there was plenty of room for us all. Indeed several had an individual room ! Importantly, The Residence was exceptionally clean, & everything worked well. The hosts were amazing. All our questions were dealt with promptly by the staff. So friendly & efficient. And comfortable - located in a nice leafy street. While we were self catering, we wanted to enjoy everything that Belfast had to offer, not least the local food. While there is a decent cafe directly across the street- part of a small modern leisure centre - we were directed to the Belfast Glider rapid transport system, which will have you in the heart of the city centre in minutes. And back again. The cost is next to nothing - tap your credit card - and the Glider boarding point is literally a 2 minute walk from The Residence. Belfast is a small city, but there are loads of great pubs, cafes & restaurants. While everything at the Residence is automated - access etc. - everything worked like clockwork. Finding & enjoying this establishment certainly enhanced our visit to Belfast & every one of our group agreed that a return to Belfast is a must. And if 147 The Residence is too big for individual needs, they have an adjoining small hotel ‘ Titanic Guest’ which l have no doubt will be to the high quality standard, offering good value for money. I will return with my wife. Just want to express our thanks to Ruth, Jordana & Lorraine who at different times offered courtesy & humility. Well done.

The room was very clean and tidy with own en-suite showroom. The receptionist was friendly and helpful, directing us to the excellent public transport links (the Glider) that would take you to the centre of Belfast in less than 10 minutes. However, what let’s the place down a bit is that in the emails prior to arrival we were told that there would be access to a communal space where we could prep meals. The hotel is split across three houses (all next to each other) the communal space was in one part of the hotel and we stayed in another part. To save a bit of money, my partner and I decided to buy some cereals in which we would eat in the communal area. The hotel is largely unmanned and so a WhatsApp number is provided. My partner messaged the WhatsApp number provided querying about the communal space. Despite a welcome email saying we would have access, the response to my partner’s message was “your room doesn’t have access to the communal area”. If this is the case then we were misled. This is a big let down on what would have been a pleasant stay.

Only thing disappointed was the Queen bed. Two singles or a double would be far better. Great having kitchen / dining room / living area. Was able to self cater which suited us. Cafe across in Templemore Avenue served lovely tea and scones etc. Would definitely stay again but would request a different bed.

Good locale, very convenient for walking from George Best/Belfast City Airport and good selection of nearby shops. very homely and lovely staff. Good facilities too. Is sure to be my home from home on future Belfast visits.

Myself and my husband have travelled for our first wedding anniversary and found this little gem on Wowcher of all places! It is very accessible to/from the centre of Belfast with multiple public transport options taking no more than 10 minutes even in traffic! The room we stayed in (Room 15) was very well presented, very comfortable and the use of the kitchen facilities was so helpful! We will definitely be back, I am so so pleased with the hotel experience from start to finish! They even took our heavy suitcase up to the room for us whilst we were out exploring! Thank you so much to the entire team, we have had a wonderful time!

Beautiful inside, tastefully decorated, bedroom was perfect with walking bayhroom/shower, superb communication throughout and quick answers. Fab will be back and book here with no hesitation. Swimming pool/ gym over the road, not too far from Titanic quarter
