Transportation is convenient and more chairs in the house would be better.

The hotel is not far from the bus station, but it was a bit difficult for me to walk on a 40-degree day. The room was relatively small, and the store service was quite nice. Our favorite Northern Thai restaurant was recommended by the front desk, and it was super delicious. The suggestion of going to the White Temple and the Black Temple is not suitable for me. It is actually more suitable for me to take a taxi for the entire journey rather than charter a car.

It's a perfect place to stay with friends. The TV has Netflix, the air conditioner works well, and the veranda isn't wide, but it was fine. The scent of the diffuser is rather strong, so if you are sensitive, it would be nice to leave a message in advance. It is near the bus stop, so it is convenient to move around. There are many brunch cafes around, so if you want to eat Thai food, it's better to go a little farther. I recommend mom mai restaurant. It is said to be a northern cuisine, but the menu is very numerous and delicious. I don't know if the water in Chiang Rai is good or if this accommodation is good, but the shower filter that turned yellow in a day in Chiang Mai didn't change at all here. All the staff are very kind. The laundry service was also satisfactory, and I checked out late because of the bus time, but they moved my luggage to another room because the room I was using was reserved. It's a two-story building, but there are only stairs, so be prepared to carry your luggage. Breakfast was good for a light bite. Above all, the cat is so kind and cute... From the veranda on the 2nd floor, I saw a cat lying in the yard downstairs and greeted it, and as soon as it saw us, it came up to the 2nd floor. It's a dog cat.. He came into the room and played. I could feel that the owner and staff really love cats. Please note that the cats stay in the house during the day because it is hot and come out around the sun setting and walk around the accommodation.

Absolutely a must-try hotel. The staff is uniquely kind which made the experience even more relaxing and unforgettable. The room was very particular, VERY CLEAN and minimal. I really liked the idea of the mattress on a raised surface and not on the classic base. It is a corner of paradise in which to stay. They will also let you choose breakfast from a menu which will then be brought to you in the refreshment area at a time you decide. Cats are the adorable mascots of this little gem in Chiang Rai.

We had a lovely 2 night stay here. The staff are extremely welcoming, and make you feel at home. They even helped me to hire a scooter for the duration of my stay. The room was large enough for two people to comfortably coexist, with comfy bedding and a large bathroom. The breakfast is served in boxes in a lovely room, which provided complimentary hot drinks & snacks throughout the day. The WiFi was fast throughout, and it is in the perfect location in Chiang Rai. They have a little stand by reception to buy cat-themed postcards - which I took full advantage of. The only two small things were that there are no plug sockets directly next to the bed, and the shower was not always hot water - but both small things in the grand scheme of things. Looking forward to returning to Sleepy House Chiang Rai.

Good points * Close to bus station * Free Netflix * Kettle in room Bad points * Breakfast is rudimentary and gets monotonous if stay several days. * Breakfast not served until 8 am, which is very late if going out. No option to collect it earlier. Price OK for the central location. Better value for money available elsewhere a bit further out.

Thank you Ms. May & Ms. Aung for the 5 star services and hospitality to ensure we were all taken care at all times! We have pre-arranged the transport with the hotel to pick up us from Chiang Mai Airport prior to our arrival and the 1-day trip on the next day. The driver was waiting us at the arrival hall and the journey to the hotel (approx. 3 hours ride) was hassle-free. The 1 day trip arranged by the hotel was probably the highlight of our trip, with excellent recommendation on local restaurant & place of attraction to visit. With its centralized location in the heart of Chiang Rai city, 7-11, convenient store, local eateries are all within walking distance from the hotel. The room is spacious & equipped with big & comfortable bed too. Downside would be no security box in the room and limited space for hanging clothes (inside the attached bathroom). On the other hand, we enjoyed hanging around the café and instaworthy corner around the hotel. Not the mention 4 lovely cats of the house! After 2 nights staying in Sleep House, we checked out early in the morning and walk over (5 minutes walk) to Chiang Rai Bus Terminal 1 to catch the bus back to Chiang Mai (arrived at Chiang Mai Bus Terminal 1). Overall it was a lovely experience and highly recommend to those who is looking a boutique experience in Chiang Rai!

It is easy to write this report. Sleepy House makes much of its cats and the decorations, bedding etc are very much cat influenced but the actual cats are very low key and only Happy (I think) can be seen regularly in the public areas. I was a little surprised to note that the spirit house/shrine did not include any cats……. The owner, Khun Ang (she also has another premises next door), is assisted by the quiet Nok and the not-so-quiet May but all are very approachable, helpful and smile readily. There is a small reception area, check-in was straightforward and included a briefing on getting around, what they can help with (transport) and a map which proved to be very useful. Opposite is the breakfast/coffee room with a live tree growing through the roof and with toilets next to it. Rooms are located on the G/F and 1/F, there is room for parking and the place is located on a quiet street. Prices were very reasonable. Our party consisted of 3 adults and we stayed in a family room no.10 next to the toilets and the breakfast room. The toilets, very little used, proved to be a real bonus when one of us was using the bathroom in the room and we had easy access to another bathroom. The rooms were quite plain but cutely/quaintly decorated. One of the walls in the bathroom was ‘painted’ concrete, something I have not seen since Bali. The beds, comfortable enough, were located in 2 separate bedrooms (one of them in the living room) and the bathroom was a nice size with a good shower, even if the shower water made a mess around the toilet. Airconditioning was good, as was the free internet. The place was clean, a ‘fridge and an electric kettle are provided and the TV included Netflix. Happy liked to visit. Daily cleaning was provided along with free daily water. Breakfast was included in our price and what was provided in a box was very nice but not enough for an adult and we bought additional food at the night market (you do not go hungry in Thailand). Perhaps some people should remember that this is a bed and breakfast, albeit an exceptional one, and cannot cater for the many possible different requests for breakfast, be reasonable. Walk out of the bed and breakfast, turn right and immediately next door is a small shop with a few drinks etc. Continue for a short walk and then left. Durian is available at a huge durian store on the left and there is a 711 and small supermarket further along. Cross over to the bus station and to the right is the fresh fruit market and to the left is the night market (try stall no. 30 for some northern dishes, otherwise standard dishes), all marked on the map given to you when checking in. Continue along the same short street to a T junction, turn right and a couple of pharmacies, restaurants, massage parlours etc can be found. Continue down this street and you will walk into the Saturday Night market (a lot of food available) and are close to the Clock Tower. Go back to the bed and breakfast and turn left

We had a great stay there, for one night. The hosts are really nice, and they offer a choice of breakfasts which you can even takeaway. The location is central for this small town, conveniently located near the bus station, without the noise.
