We have been long-time customers of this business dating back as far as 2013, along with my parents and siblings.  What plays a big part in making your holiday stay and experience is the hotel/apartment in being clean.  We stayed here in the Palladio building for 3 nights in a water/city view deluxe room. The first morning here, I made attention that the shower had a calcium/mould build up and that one of the blinds was ripped and tattered. The following day, a cleaner was sent, but the shower was still in a state of needing repairs given the mould and build-up was too far gone.  I raised another issue with reception that 2 blood smears were found on a blind and presented photos of the blood and the state of the shower as they hadn't received photos that were previously sent. I felt as soon as I mentioned and presented photos, I was being spoken to in an aggressive and condescending manner and being told that the room was clean, Lyn, one of the owners, also agreed that the rooms were old and needing repairs done when scrolling through the photos. However, Peter was adamant that the room was clean and at a satisfactory level.  There was no apology, no offer to clean the room, just asking when we were leaving, and suggesting that the blind needed to come down once we were gone to clean. This business has always been accommodating and had satisfactory cleanliness, but this stay suggests the level of cleanliness and standards have dropped. Staying with 2 young children, this was definitely disappointing and ruined the overall experience for our Melbourne holiday.  I do not tend to make complaints and am more than happy to acknowledge the previous stays that have been enjoyable in different buildings, but to people considering a stay here you should know the standard of a deluxe apartment in the Palladio is anything but deluxe and to expect a dirty to moderately cleaned apartment that is run-down and in need of repairs. Unfortunately, our family will be staying elsewhere when visiting Melbourne from now on after our most recent experience.  I have attached photos for reference.

This apartment is amazing, and we loved everything about it, including the location which is perfect and very easy to catch public transport to the city centre. The apartment is large with a good kitchen, dining table, and very comfortable sofas and chairs. There is also a very nice balcony overlooking the Docklands. It was very clean. Had everything we needed. Both bedrooms over the harbour with the larger having a door onto the balcony and a walk in wardrobe. The beds were also very comfortable. There is a nice swimming pool and sauna which we enjoyed. We will definitely stay here again. If we were in Melbourne and would highly recommend here.

This apartment was really handy to everything especially to tram stops & Southern Cross Train station, fantastic view from the room, plenty of space, easy check in & check out! Strongly recommend for couple wanting a a few days in Melbourne, has an indoor pool too

We stayed in the Palladio apartment, the factilities were excelllent and the size was perfect for us (3 adults,2 teenagers) with easy access to trams. Hosts were wonderful and great communication. We'll be back!

Great location with trams, shopping and restaurants all close by. We had a three bedroom apartment which was very spacious and a balcony that overlooked the water which had a large dining table too. Apartment clean. Parking easy. Staff friendly and easy to communicate with. Would stay again

I would have rated it higher if wasn’t for a few communications issues. Before arriving leaving me with little confidence. But once I arrived and was handed keys at 105 merchant st, you must pickup keys at the office before heading to the accomodation. We had booked a sky high 2 bedroom apartment with 2 bathrooms. When I entered I would have to say it was one of the cleaner apartments or accomodation I have been in and I have travelled and used a lot of different forms of accomodation around the world and you could smell the sanitizer’s and that it had been freshly cleaned and vacuumed. I will admit on closer inspection the carpet in the bedrooms were a bit dirty probably needing a shampoo or steam clean but was as clean as it could be when being used often. The barrooms and kitchen were very clean. We discovered the main bathroom had an issue with the tap not shutting jamming open I reported it via there information app that is posted in the room at about 9.00am in the morning and the tap was fixed by 5.00pm same day. Views were great and very quiet and peaceful part of the city not much local traffic so easily walk around the local area safely local Woolworths supermarket is only a few 100m away and the trams start and end in front of the apartment which you can use for free within the local cbd of Melbourne which makes getting around very easy. Marvel stadium and main train station Southern Cross all within walking distance. The main issue is not a lot of places to eat or takeaway food outlets are open at night within the dock lands area so would need to travel to eat or make things within the apartment or use Uber eats etc. on that the apartment had only one large pot a rice cooker and a baking tray so not enough to cook a meal. It does have a toaster, microwave, kettle and a Nescafé dolce coffee machine. So over all the place was clean in a good position nice views and a relaxing place to stay. I would stay again. My children had a great time and enjoyed the pool which is open till late at night.
