1) The location is excellent. You can walk to the shopping area and dining area in 5 minutes, and to Graphton Street in about 10 minutes. There is a church next to it, which is like a small park.
2) Very hygienic, good service, new facilities, and spacious rooms.
3) The breakfast is typical Irish, very rich, and the restaurant is spacious and bright.

Location was fantastic. Hotel was very clean, comfortable and modern. Staff friendly and engaging. Was going away for a one night break to Dublin from 2 small kids and we were hoping for a restful night. However, a noisy fan in the bathroom prevented that. It sounded like someone was vacuuming the room all night. The reception sent a very nice person to the room, but couldn't fix the issue, he also agreed that the noise was very loud but that maintenance were unavailable until the morning. It was very disappointing for us and we left the hotel more tired than when we arrived. When you pay hard earned money and look forward to your break, I feel compelled to highlight this issue as it was the opposite of what we hoped for from our break.
