Don't trust the photos. The rooms are not clean.
The pool is super dirty
Works next to the bungalows (7 a.m. / 10 p.m.)
No scooter rentals (although in the ad the scooters are for rent and know that if you sleep there and you don't have a scooter you are far from everything. The owner will charge you 200,000d just one way for go to the center of cat ba)
And finally we suspect the owner of having overbooked to be able to kindly kick us out the day after our arrival.
I therefore advise you to find a small hotel or another guest house in the center that is much cheaper and much cleaner and more pleasant)
