The location is very good, the atmosphere is pleasant and the staff is friendly but the facilities are somewhat deteriorated, the bathrooms very small.

Motel location walking distance to the town. Free car park provided. The room was very clean. Receptionist was superfriendly.

The hotel was dirty, the hot water faucet wasn't working, the toilet was dirty, and there were flies buzzing around. We didn't dare to take a shower and only did so at another hotel the next day.

Comfortable room at a fair price in a walkable area.
Very close to a big club that does a cheap lunch (even on a Sunday).
You could walk or take a short 5 minute drive to Katoomba central.
Council parking rates are seriously expensive down at the Echo Point Lookout (3 Sisters). It is a fairly long hike there, but you can drive a k.m. down the road and find free parking, walk the extra 500m.
That gives you time to take the free walks which are the true highlight of the area without wasting $20 per hour on council parking.
Your other choice these days is the $70 fee per person to use the Scenic Skyway and Railway. No cheap family day in Katoomba doing that. It's good if you have spare money but there are other ways to enjoy your money. Keep this location in mind.

Derek, staff member friendly person and very helpful. My toilet leaked and then after he fixed it, it wouldnt flush at all.
It desperately needs painting and an area to hang washing in. It poured and there were wet clothing, shoes etc. but nowhere to put them.
