This is my second stay. I love the location, convenience to get around and the onsen in the basement.
My pet peeve is their procedure to take a CC deposit to make a restaurant reservation call which caused time wasted back and forth to find out the restaurant was fully booked.

The bathroom in the room smelled like urine. We asked the waiter if we could change rooms in the future, but they asked us to move to the ba*****t. The location is close to Gion Shijo Subway Station, and it is convenient to transfer lines. If you are not afraid of walking a little, you can go directly to Kyoto Kawaramachi Station and take the Hankyu train to Osaka which is super convenient. The room was nice, with enough space to open the suitcase. The bathroom was also ok and clean.
