A quiet, lovely apartment complex Pleasant greeting at reception, 2€ per person per night tourist tax charged on arrival, ouch but we knew about it beforehand. Room was nicely located overlooking one of he gardens, spotlessly clean, practical airy, we had a one bedroom apt, with 2 adults and 2 older teenagers , only tiny issue is one of the teens is over 6ft and too tall for the pull out bed, but he coped. The pool area was lovely , very quiet . You had your own parasol in the room to use on the balcony or take down to the pool if required, which was a great idea. Pool toilets were little dated , but we just popped back to our apt instead. Nice play area for kids. Cafe/bar/ restaurant We were a little annoyed that the bar restaurant was closed for our stay as this wasn't mentioned in booking and still not out of season, however the cafe was open and food was delicious, as were the cakes and coffees, lacked any atmosphere in evening apart from the one night where there was live music. Just needed a little music sorting really. Location short walk to several beaches ( some accessed from steep cliff steps) absolutely stunning clifftop walks , make sure u visit the little church area and shell trees near beaches its so pretty. You cN either walk towards beach or the intermarche for bars and restaurants, there is plenty, or go into armacao de pera, €3 in uber. Try tasca26 tapas it's amazing and easy walking distance.. Overall (this was a real budget holiday for us) is absolutely worth every penny, traditionally portuguese, friendly, quiet, and in a quiet but beautiful location.

Amazing place for quite holiday. We had one bedroom apartment with extra bed in living room for our soon. Fully equipped kitchen 3 balconies with little sea view. Cleaning every second day. Landing smells clean and fresh every day. Pool Good size for after high season. Can't imagine how busy it must get in summer holidays. Pool bar with cheap drinks. Beach 10 min walk one on the right loads of stairs and one on the left with a slope more suitable for prams etc. With restaurant. 20 min walk including ”million” stair there is a Beach with amazing mohito and kayaks and paddle board rental called ecobar. Very nice staff. There is a restaurant called sweet spot in the complex with nice cheap food and drinks. With outdoor area. All done inclusive restaurant glad we were self catering. However if u not to fussy u can pay 25 euro pp for meal which is a lot compare to 15-20 eating out restaurants. Very cheap Uber and car rental. Uber eats delivers too . Fun There is 2 water parks not far Zoomarine and slide and splash. First one has mini zoo on site parrots dolphin experience extra large but most of the slide after high season. So we decided to go to slide and splash 27euro adult and 14 child. U we cost us 22 both ways.open 10-17. Load of fun and not busy for a waterpark in October. Shopping There is an Intermarche supermarket 15 minut walk from the complex where u can get everything u need for self catering. Limited spirits however full range of wine. Lidl is 20-30 min walk if u prefer. Eating out Indian restaurant we did not try 5min walk Italian restaurant amazing pizza and sangria would not recommend anything else. 7 min walk There is also grill restaurant but it was closed whenever we wanted to go there sadly always smells good though. Next to it is tapas and grill not tried either. Can definitely recommend Chinese i.n armacao de perra called happy talk nice service tasty food and best ice cream 10 min walk from there every where else we had ice cream after that it was ok. We went to sea view restaurant for amazing steak in Albuferia called O Penedo really recommend it . All in all would recommend and we will definitely go back.

We were very pleased with our 2 bedroom, 2 bathroom apartment with full kitchen, lounge/diner, balcony and roof terrace. What's not to like? We also had a beautiful bougainvillea outside. A change of sheets would have been nice, but not really a problem for just a week. The pool area is spacious with plenty of sunbeds and shade under the trees, but no parasols, and the pool is cold. This did not stop my friend doing her daily exercise, but too chilly for me. Unfortunately the back gate to the pool area was locked, so we had to take the longer route and down a steep flight of steps to access the pool. The staff were all friendly and helpful. The negatives of the property are the location (a big problem), and lack of Wifi (an inconvenience) anywhere other than by the pool. The property is advertised as in Armacao de Pera, but is in fact in Alporchinos. The mini market on site was not open, but there is a large supermarket 5 or so minutes up the road and about 7/8 restaurants a bit further on (3 of which are Indian!). The beaches are a good 15/20/25 minutes walk - downhill on the way and therefore uphill on the way back. The main beach at A de P is long, sandy and very busy, but accessible. Of the other 2 coves - Redonda is virtually inaccessible to anyone with walking difficulties and Senhora da Rocha is busy, because boat trips go from there and there is also a restaurant. It is also not very big. We had a boat trip in a traditional Portuguese fishing boat, which was good apart from the dozens of kyakers and a constant stream of small boats also visiting the caves and bays. Apart from these boat trips there doesn't seem much else to do unless you want to hike along the cliffs.

OK the positives to start: the apartment is big and very clean, kitchen was fairly new and the bathroom was a good size too with two sinks, the pool was a decent size and I'm afraid that's it... Negatives: the gentleman on reception took forever to check us in, half an hour... he was on his mobile the whole time. The beds are awful, like sleeping on a slab of concrete, hardwood under the mattress. The pillows are small and lumpy. The breakfast had to be one of the worst we have had, no variety, same thing every day. Bacon and scrambled eggs, not once were they hot. Bread for toast, croissants were bland, no sweetness, fruit salad looked awful, cereal, bread, meat and cheese, that was it for the whole week... Not fresh juice, tasted like cordial. We only stayed B&B so cannot comment on lunch, evening meal or snacks. There are kennels nearby and the barking in the early hours took its toll, was up around 5.30 every morning, not what you want when on holiday... This could be a great place if it was updated, the furniture is also old looking...

My husband and I have just returned from a weeks holiday here at Colina de Lapa, and there are positives and negatives to staying here. We enjoyed the space in the apartment as bigger than what you’d get in a hotel. But if you’re looking for a beach holiday, or a lively/tourist spot with shops, bars, restaurants and souvenir shops, then I’d say this isn’t the place for you, or you need a car to get out and about! We said we wouldn’t return here as we like to be nearer the beach. Positives first The 1 bed apartment has benefits of a full kitchen inc kettle, washing machine, microwave, hob, oven, fridge freezer, TV, living room and dining table, it’s a great space for a small family and home from home really. Beds were firm and we slept great! Housekeeping came in every day apart from Sunday, they made/changed the beds, we had clean towels daily, they emptied bins and did a little clean round. It’s a quiet and peaceful area with beautiful gardens and pool. We didn’t use the pool so can’t comment but it looked nice. There’s a shuttle bus that takes you to Carvoeire. We didn’t use this as we had a car, so not sure of the exact details but I believe it drops you off at 11am and picks you up at 4pm. Evening meals were nice but limited. Tennis courts and basketball court I think Children’s play area Negatives You need a car to get out and about as it’s quite far away from any town. It’s definitely not suited to anyone with mobility issues. There is a bit of a hill from the restaurant area, to the reception area, (where you get the shuttle) and there are steps round the complex. Takes over 30 minutes to walk to nearest beach, going down is ok but coming up (it’s all uphill) is another story! Unless you get a taxi or use the shuttle to go to the beach in carvoeiro The restaurant is limited, not sure if it’s because we went out of season (2nd week in an October.) We opted for half board (which was more expensive than we’d paid in other hotels) the breakfast was continental, cold meats, cereal, pastries, yoghurts, fruit, no eggs or hot food though. The HB evening meal option was a choice of 2 dishes (not enough variety) and we were offered the same food a few times. It did taste nice what we had though but needs more veg/salad options. Others who were eating here and not HB said they didn’t have all that was on the menu either. But could be a seasonal thing. Apartment is dated, needs modernizing. We also had ants in the bathroom, not mega amounts but about 6-12 and then we saw 1 climbing up the wardrobe in the bedroom, so panicked in case they crept in the bed! There was a subtle musty/damp smell In our apartment, more so in the bedroom. You got used to it when in the apartment, only noticing when you’d been out and come back in. No shops on site, (not even for basics) nearest one is a 10-15 minute walk away which isn’t far unless you’ve got mobility issues. No gym. The complex has apartments and villas with pools, whic
