It is a very well-located hotel, right in the "heart" of Modena. It's in the ZTL zone, not to worry, the staff were very vigilant & assisted with the ZTL coupon which was valid for the stay.
The hotel is a bit "old", so don't expect much, however, the rooms are nicely furnished. Mattresses are firm to my liking and there is enough toiletries. Breakfast was sumptuous! A delicious spread & of high quality.
Note as the hotel is a bit old, don't expect top grade elevators - they are narrow, and the rooms a bit "hollow". Opens up to the balcony with excellent "minor" view of the basilica. However, sound travels and you can hear the next door neighbour if they speak loudly or slam the door.
Parking, however, is a nightmare, as expected of this very narrow town. No fault of the hotel itself. You can find parking nearby, may have to walk 5-6 mins. The excellent English speaking Reception/Check In Staff will assist with that & all my questions were answered.

Service: The service is super warm and friendly. They will help you park your car and pick up your luggage.
Facilities: Overall, it is relatively old, and the elevator is very small.
Environment: The room is very quiet, and the garden is very big when having breakfast in the morning! very beautiful!

I recently stayed at Phi Hotel Canalgrande in Modena and had a fantastic experience! The breakfast was outstanding, offering a delicious variety of fresh pastries, cheeses, fruits, and hot dishes. The staff were friendly and attentive, ensuring everything was perfect. The hotel’s location is great for exploring Modena, and the rooms were clean and comfortable. Highly recommend for an excellent stay in Modena! Five stars!

Ottimo servizio, finiture di lusso, posizione centralissima dentro la zona pedonale ma raggiungibile in auto. Parcheggio privato e posti pubblici liberi. Ottima colazione. La mia camera aveva un problema ma me l’hanno subito cambiata con upgrade senza sovrapprezzo

Ottimo hotel 4 stelle in centro storico,a due passi dal duomo e dalle principali attrattive culturali e non,di Modena. Camera ampia,spaziosa,ben ordinata e curata. Personale gentile e disponibile per ogni evenienza. Colazione molto ricca e variegata di prodotti sia dolci che salati,con ampia scelta,tutto molto buono. Hotel with soul. Staff with warm approuch and kind assistence and 5- star service. Terace with buitiful garden as iconic place for coffee.
