It is a very well-located hotel, right in the "heart" of Modena. It's in the ZTL zone, not to worry, the staff were very vigilant & assisted with the ZTL coupon which was valid for the stay.
The hotel is a bit "old", so don't expect much, however, the rooms are nicely furnished. Mattresses are firm to my liking and there is enough toiletries. Breakfast was sumptuous! A delicious spread & of high quality.
Note as the hotel is a bit old, don't expect top grade elevators - they are narrow, and the rooms a bit "hollow". Opens up to the balcony with excellent "minor" view of the basilica. However, sound travels and you can hear the next door neighbour if they speak loudly or slam the door.
Parking, however, is a nigh**are, as expected of this very narrow town. No fault of the hotel itself. You can find parking nearby, may have to walk 5-6 mins. The excellent English speaking Reception/Check In Staff will assist with that & all my questions were answered.

Service: The service is super warm and friendly. They will help you park your car and pick up your luggage.
Facilities: Overall, it is relatively old, and the elevator is very small.
Environment: The room is very quiet, and the garden is very big when having breakfast in the morning! very beautiful!

Ottimo hotel, molto ben posizionato nel centro di Modena. Il personale è molto professionale ed in linea con il livello della struttura. Camera non molto ampia ma comunque adeguata, prodotti per l'igiene personale e biancheria di buona qualità. In generale l'albergo, pur essendo in un fabbricato evidentemente di pregio, risente del passare degli anni. In particolare gli infissi, gli arredi ed i bagni necessiterebbero di un rifacimento, dato che l'aspetto "vissuto", riduce anche la percezione di pulizia che era in effetti buona. La colazione a mio parere è veramete ottima. In conclusione ci tornerei sicuramente.

Hotel di fascino e charme. Personale gentilissimo sia per la caffetteria che per il servizio ai piani. Buona la colazione. Ottima la pulizia. Bellissima la terrazza sul giardino annessa alla caffetteria per rinfrescarsi e consumare un drink in a**osfera e relax. Le camere in ultimo piano hanno una terrazza dove inserirei un po' di verde per rimanere in tema e creare frescura e un po' di vista. Location fantastica. 10 e lode 😊

Una stanza pulitissima ed enorme, nonostante avessi prenotato una stanza singola, con letto comodissimo ad una piazza e mezza. Bagno dei più puliti mai visti, senza nessun segno di calcare e arricchito di tutti i gadget che un ospite amerebbe trovare. Dotazione di asciugamani puliti, coperte sigillate, pantofole e calzine. La colazione a buffet con una scelta molto ampia in un locale raffinato con volte a botte in mattone e tavoli con tovaglie lunghe, che mi è dispiaciuto non godermi a causa dei miei tempi ristretti.
