We felt that the owners were not enthusiastic hosts. We were not shown half the facilities shown on the website, jut our room and the breakfast room. The breakfasts were average to poor (a dreadful poached egg ruined the smoked salmon it was served with). The TV in our room did not work, the picture was pixellated on all channels..

Had a lovely stay in The coach house for one night travelling back from Cornwall. We had two rooms, travelling with our daughter and 8 month old baby. Rooms were very clean although some repairs and maintenance needed in the shower room but not a huge problem. Extremely comfortable bed and luxury bed linen were very much appreciated. The garden is amazing and wonderfully peaceful and picturesque. Breakfast was good unfortunately they did not cater for dairy intolerance which was a shame. All in all a comfortable stay.

A B&B in the style of Fawlty Towers. Adequate room but smelly, tired bathroom. Dirty cups and glasses and, considering the price, not even a biscuit! The owner was not in the least welcoming and even the dogs growl at you as you try to get to breakfast. Breakfast was utterly haphazard and on leaving not a hint of thank you or goodbye.

My brothers and sisters and I had a wonderful night’s stay at this charming bnb. We all slept very well and enjoyed a good breakfast. Our hosts were very welcoming. The gardens are beautiful. We will be delighted to return next year.

This guest house is set within a rural location and yet located close enough to explore and enjoy the surrounding attractions such as Highclere Castle (Downton Abbey), Bombay Sapphire Distillery, not too far from Burford (gateway to the Cotswolds) and Winchester (approx 60 minutes). We chose this location as we were seeking an English Country experience. We were not let down. Our hosts, Rupert and Charlotte were welcoming, pleasant and helpful, offering suggestions of little pubs to visit and local attractions to see. The bedroom provided was warm and comfortable and the breakfasts served were in their delightful large dining area. It was nice to take our gin and tonics out to their manicured garden in the late afternoon. Overall, an excellent stay in a nice part of England countryside. PS: a visit to the red house (pub) is highly recommended by us.

Booked the accommodation for an overnight business stay. Under normal circumstances the place and accommodation would have been fine. Unfortunately prior to the stay I had unfortunate news of a family member being rushed to hospital and was sadly end of days hence I am staying in the hospital until the end. That left us with a problem for my husbands business trip and what to do with our dogs who we never put in kennels hence they had to travel with my husband. Unfortunately the accommodation wasn’t dog friendly hence that left us with 2 options to cancel and rebook dog friendly accommodation or worst case but not ideal to sleep on the drive in our camper. I hoped the owners would have some compassion and allow cancellation with a refund sadly that wasn’t the case hence my husband slept in the camper with our dogs in their car park. The owners had dogs themselves. Put themselves in the same position how would they feel. Unfortunate circumstances do happen thankfully very rarely and you really would hope in these circumstances there would be some compassion. Sadly these owners were quite happy for my husband camping in the car park and taking the money in unfortunate circumstances. BEWARE NEVER BOOK ANYWHERE WITH NO REFUND POLICY.

The owners and hosts could not of been more hospitable. Our room was lovely, overlooking the heated swimming pool. Breakfast was fantastic and set us up for our day at Highclere Castle which is just a 10 minute drive away from the farmhouse. The grounds are wonderful and so pretty. The owners have three dogs which I was worried about initially when I saw them as my mum is not a dog person. BUT they are lovely dogs and very well behaved. I thoroughly recommend this B&B.

We have stayed at Rookwood Farmhouse a number of times and have always enjoyed our time there. We have had different rooms but have really enjoyed the Blue Room which is in the main House and overlooks the magnificent garden. Guests are able to access the garden and spend time there if they wish and also in the garden is a swimming pool which is also available to guests at no extra charge. The property is clean and well maintained with the rooms tastefully furnished to match the character and style of an English country farmhouse. Breakfast is served in the Dining Room of the house where there is one large table to seat guests. We enjoy this arrangement as we have met some really nice people over breakfast and have enjoyed talking with them and this is part of the pleasure of staying in such a property. The food was good and was prepared when we presented ourselves for breakfast and there is always good choice available. The hosts, Charlotte and Rupert, have always been welcoming and helpful and always showed interest in whether we needed anything and that was everything OK. The location is good for us being convenient for the M4 and A34 but in a quiet rural setting. As city dwellers we really enjoy quiet peacefulness of the location. There is nothing negative that we would put in a review and have only pleasant memories of our visits to Rookwood Farmhouse.

The Good bits. The Blue Room is very pretty and has a great view over what is a stunning garden that guests have access too. Rupert and Charlotte a good hosts The Bad Bits. Mice. OK we were told when we were shown the room that there was a mouse trap in the room but two of the three nights the trap was sprung. One would have expected a reduction in what are quite room rates. £110.00 for what you get is poor in comparison to other B&Bs we have visited. The tea / coffee were not replenished until asked and used mugs were left for 48 hrs. Dogs. Pets are not allowed and that's clear on the website but the fact that three dogs are on site is not. They are very well behaved and discourgaed from public areas but if you have allergies or fear of dogs this will be a surprise.
